Responsibilities- Perform daily clubhouse and event room setups, including weekly Bingo and monthly activities.
- Maintain cleanliness and functionality of pool area, fitness center, and surrounding amenities.
- Monitor and replenish supplies (water coolers, fitness equipment spray, dehumidifiers).
- Assist with seasonal and special projects (holiday decorating, carpet cleaning).
- Perform routine outdoor maintenance: leaf blowing, weed/ant control, pressure washing, and fence cleaning.
- Conduct quarterly deep cleaning of pool furniture and annual cleaning of exterior structures.
- Support minor repairs and upkeep (tennis nets, fans, awnings, windows).
- Collaborate with Maintenance Technician and Supervisor on shared tasks and additional assignments.
- Must be able to communicate effectively with internal and external customers and clients.
- Must be able to work without direct supervision.
- Knowledge of general maintenance requirements (documentation, safety, required reporting, regulations, etc.).
- Knowledge of electrical and plumbing codes and maintenance requirements (documentation, safety, required reporting, regulations, etc.).
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of state or local governmental safety requirements.
- Ability to safely operate, climb and perform work on ladders (1–2 stories—24–28 ft).
- Ability to operate smartphone & email for day‑to‑day operations, basic communication, and monthly expense reports.
- Must be able to operate a vehicle from one location to another.
- Must be able to lift and carry up to 50 pounds on a frequent basis.
- 3–5 years of directly related or closely related experience.
