The RoleAs a Maintenance Technician, you will create an environment where people want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.

- 2 years of multifamily maintenance experience highly desired.
- Hands‑on maintenance skills, including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
- EPA Type II or Universal certification highly desired; CPO is a plus.
- Availability to be on‑call for emergencies.
- Reliable transportation.
- A positive attitude and a desire to learn and develop your skills.
- Superior customer service and verbal communication skills.
- Ability to work independently and as part of a team.
- Basic computer knowledge (Windows Word, Excel, email).
- Provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
- Complete assigned work orders from resident requests and preventative maintenance tasks, diagnosing issues and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, procurement, and final inspection.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways, sweeping and painting curbs and signage.
- Support cost‑cutting by fixing rather than replacing parts, practicing correct tool use, and keeping inventory organized.
- Assist in periodic property inspections to identify safety concerns and communicate needs to management.
- Practice proper safety techniques and promptly report malfunctions or safety issues.
- Attend and participate in safety meetings and complete required OSHA training.
- Monitor compliance with regulatory requirements, organizational standards, and operational processes.
- Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and other laws.
- Essential staff required to report to work and adhere to safety protocols.
- May need to work during inclement weather.
- Frequent standing and walking, ability to work on uneven ground or elevated sites.
- Occasional squatting, bending, twisting, pushing, pulling.
- May travel to sister communities for support.
