The RoleAs a Maintenance Technician, you will create an environment where people want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
Key attributes of the incumbent:
- Strong sense for creating a sense of community and willingness to go the extra mile to create a positive experience for all residents and staff.
- Professional, open attitude when accessing and resolving resident and staff concerns, including seeking resources throughout the organization.
- Active listening approach to ensure that residents and staff feel seen, heard, and valued.
- 2 years of multifamily maintenance experience, highly desired.
- Hands‑on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
- EPA Type II or Universal certification highly desired; CPO is a plus.
- Availability to be on‑call for emergencies.
- Reliable transportation.
- Positive attitude and desire to learn and develop skills.
- Superior customer service and verbal communication skills.
- Ability to work independently and as part of a team.
- Basic computer knowledge (Windows, Word, Excel, email).
- Customer Service and Maintenance – Provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
- Work Order Completion – Complete assigned work orders from resident requests and preventive maintenance. Diagnose, repair, and document according to policies, procedures, safety standards, and code requirements.
- Make‑Ready Process – Prepare vacant apartments for leasing and new move‑ins: pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
- Grounds and Common Area Maintenance – Assist in maintaining grounds, common areas, and amenities: trash pickup, pressure washing breezeways and pool areas, general cleaning, and painting curbs and signage.
- Cost‑Cutting and Expense Control – Fix rather than replace parts when possible and practice correct usage of tools and equipment. Assist in routine and periodic property inspections to identify safety and risk management concerns.
- Materials and Inventory – Follow procedures for accessing and obtaining materials, supplies, and tools; track inventory, return unused items, and notify supervisors of re‑ordering needs.
- Safety and Compliance – Practice proper safety techniques, immediately report mechanical/electrical malfunctions, injuries, or other safety issues, and attend required safety meetings and training.
- Regulatory and Policy Adherence – Monitor and ensure compliance with regulatory requirements, organizational standards, and operational processes. Report violations to appropriate individuals.
- Legal Compliance – Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all other applicable laws.
- Physical Demands and Working Conditions – Classified as essential staff, report to work and adhere to safety protocols. May be required to work during inclement weather, stand, walk frequently, read, write, calculate, communicate verbally, work in uneven terrain, squat, bend, twist, push, pull, and travel to sister communities for support.
