About SDHC
The San Diego Housing Commission (SDHC) is an award-winning public housing agency in the City of San Diego that provides innovative housing assistance programs for households with low income or experiencing homelessness. The San Diego City Council, in its role as the Housing Authority of the City of San Diego, oversees SDHC. SDHC helps pay rent for more than 17,000 households with low income annually;
is a leader in collaborative efforts to address homelessness, such as the Community Action Plan on Homelessness for the City of San Diego and SDHC's homelessness initiative, HOUSING FIRST - SAN DIEGO, which has created more than 11,000 housing solutions since November 2014 for people experiencing homelessness or at risk of homelessness; and creates and preserves affordable rental housing, with more than 23,000 affordable units in service in the City today with SDHC's participation.
About the Department
The Real Estate Operations division contains the Property Management (PM) and Asset Management (AM) departments. Together the Property and Asset Management departments are responsible for effectively and strategically managing over 2,018 units scattered across over 149 properties.
About the Position:
The Maintenance Coordinator is responsible for overseeing all aspects of property upkeep, ensuring that repairs and preventive maintenance are handled efficiently and promptly. They serve as the main point of contact between tenants, property owners, and service vendors, coordinating work orders, scheduling appointments, and tracking progress to ensure all issues are resolved in a timely manner.
In addition, they monitor property conditions, conduct regular inspections, and maintain detailed records of maintenance activities. Their efforts help to maintain property value, enhance resident satisfaction, and ensure compliance with safety and regulatory standards. The Maintenance Coordinator plays a crucial part in the smooth operation of property management, acting as a reliable problem solver and communicator for all stakeholders involved.
Examples of Essential Job Functions
* Performs on-site inspections of all Commission assets; performs quality control inspections related to work performed by internal and external vendors and employees. Verifies all work meets industry quality and safety standards. Prepares reports to reflect inspection results.
* Conducts interior and exterior on-site inspections of Commission-owned housing units and communities to ensure the units are safe, decent and sanitary and comply with HQS as provided in program regulations. This includes the maintenance status and operating condition of all interior aspects of the dwelling unit and its appliances, electrical and plumbing, floor and window coverings, ventilation and heater, smoke alarms, as well as, exterior building code and maintenance problems and any indicators of health code violations.
* Participates in the on-boarding of new staff. May be required to participate on interview panel for hiring purposes.
* Ability to performs all general maintenance on Commission buildings and facilities including:
* Installation/repair on plumbing lines and fixtures;
* Maintenance/repair on electrical systems;
* All tasks associated with vacant unit make ready process (painting, drywall repair, carpentry, rekeying, etc.);
* Maintenance/repair on household appliances and HVAC systems;
* Routine inspections, trash/graffiti removal.
