Maintenance Technician (Grounds Maintenance)
A Sequoia Management company in Northern Virginia has a position for an on‑property full‑time Maintenance Technician. The technician must be able to work independently and follow directions from a Senior Maintenance Tech or Community Manager.
Responsibilities- Monitor grounds for overall appearance, trash, downed limbs, and storm debris.
- Perform basic electrical duties and street light maintenance, including knowledge of gas street light maintenance.
- Perform minor repairs and maintenance such as light bulb changes, gas light mantle changing, power washing, street signs, painting (including traffic paint stencils), and playground repairs.
- Carry out basic landscaping tasks: seeding, weeding, mulching, pruning, grading, watering, treating/spraying vegetation and trees, aerating, and thatching (minor tasks as a landscaper is available).
- Check roof gutter guards, clean roof gutters, downspouts, cleanouts, install drain extensions in ground, and inspect reports of roof leaks (must be comfortable working on ladders or roofs at 2–3 story heights).
- Complete other work as assigned by the onsite community manager and Senior Maintenance Tech.
- Maintain the maintenance facility, keeping it clear of debris and trash accumulation.
- Janitorial duties: clean street light globes as needed, clean onsite office and bathrooms weekly, and empty onsite trash cans.
- Safeguard and maintain current inventory of all tools, equipment, and supplies.
- Make recommendations for improving onsite maintenance operations.
- Abide by all work safety standards and requirements.
- Maintain and comply with the proper operation of all equipment, machinery, tools, and vehicles.
- Perform snow removal or winter maintenance work: plowing, road salting, sidewalk clearing, and salting walkways, as needed (we have a snow contractor).
- Effective written and verbal communication skills.
- Able to lift a minimum of 50 lbs.
- Able to work in different environments (heat, cold, rain, wind, snow).
- Comfortable working outdoors year round.
- Use of 30’ or 40’ ladder.
- Operate maintenance vehicles (pickup trucks).
- Operate and tow flatbed trailers.
- Operate and maintain a tractor (John Deere).
- Operate and maintain a skid steer (John Deere).
- Operate and maintain snow removal equipment (snowplow, salt spreader, snow blower).
- Operate onsite power tools (chainsaw, power drill, trimmers, etc.).
- Communicate directly with staff and maintain a professional demeanor.
- Must have a clean driving record and pass a background check.
- Reliable transportation to site.
Salary: $26‑28 per hour, depending on experience.
Job Type: Full‑time (Springfield)
Hours:
Monday‑Friday, 8:30 am – 4:30 pm (30 min paid lunch). Occasional overtime required but no on‑call hours.
