TYPE OF WORK:
Facilities Engineer: SKILLS, KNOWLEDGE & PERSONAL CHARACTERISTICS:
General maintenance experience, light carpentry, painting, plumbing and electrical knowledge, knowledge of safety procedures, safety conscious, steady and dependable, ability to work with pressure of deadlines, and ability to flex work schedule to accommodate after hour and weekends.
SUMMARY OF FUNCTIONS:
Responsible for maintaining the physical condition and appearance of the site. Organize, coordinate overall maintenance programs including interior and exterior property appearance, timely work order service, and cost-effective inventory control of the property.
MAJOR DUTIES AND RESPONSIBILITIES:
-Diagnose and perform minor and routine maintenance/repair in a timely and professional manner. Assure all service requests are completed on a daily basis.
- Accurately document work performed on service request, including parts and return to supervisor by end of day. Follow-up on incomplete service requests.
- Maintain good rapport with guests, vendors, contractors and company staff. Always display a friendly and courteous attitude.
- Inspect venues based on assigned checklists/work tickets. Inform supervisor of needed services and repairs. Routinely perform duties to ensure spaces are ready for daily functions.
- Complete special projects as may be assigned and prioritized by Supervisor.
- Inspect exterior of the property. Perform building and common area upkeep on a daily basis in accordance with company standards. Assist in keeping grounds neat and free of litter.
- Complete assigned preventative maintenance. Maintain accurate records.
- Maintain venue appearance to standards. Maintain proper equipment, and equipment inventory to ensure warranty compliance.
- Complete janitorial and maintenance functions including but not limited to:
• Assist with larger cleanups (excessive water, waste backups etc.)
• Make adjustments and minor repairs to heating, cooling, ventilating, plumbing, and electrical systems.
• Monitor building security and safety by performing such tasks as locking doors after operating hours and checking electrical appliance use to ensure that hazards are not created.
• Move furniture, equipment, and supplies, either manually or by using hand trucks.
• Minor landscaping as required.
• Remove snow from sidewalks, driveways, and parking areas, using snow blowers, and snow shovels, and spread snow melting chemicals.
- Perform effective emergency maintenance (after hours) as required.
- Coordinate maintenance objectives with the Supervisor daily.
14) Perform, and report on, all work according to the safety standards of the company, OSHA and health codes. Perform work area clean-up on a daily basis. ORGANIZATIONAL RELATIONSHIPS:
Reports directly to the Supervisory Engineer, who has the primary authority to determine the exact "day-to-day" duties of the technician. This determination will take into consideration the technician's skills, experience and career goals, and how they best fit into the operational needs of the property. Works with other maintenance staff, property manager, contractors, vendors, and maintenance staff.
OTHER REQUIREMENTS:
Hours of Work: 40 hours per week. Schedule to be determined by Supervisor, based on needs of the business.
Amount of Overtime: Occasionally, as needed.
Physical Requirements: Extensive mobility and excellent physical condition. Ability to lift 50 lbs. Ability to operate all necessary hand tools to make repairs. Ability to kneel, crouch, climb, crawl, etc. to reach items in need of repairs. Ability to drive to and from job sites. Tolerance to all extremes of hot and cold weather, as may be necessary.
Tools Usage: Should be knowledgeable and skilled in the safe use and maintenance of the following:
• Hand tools:
Various wrenches, screwdrivers, grips, sledgehammer, hammer, snips, post hole diggers, saws, etc.
• Power Tools:
Wrenches, grinder, sander, drill, saws, etc.
• User-Moved Aids:
Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, double ladders.
Transportation: Must have dependable means of getting to site at any time.
Education: High school education or equivalent, or trade school required. Must be proficient in English, both spoken and written.
