Job Summary

The Maintenance Director is responsible for planning, organizing, developing and directing the general operating maintenance, repair, and housekeeping at a Well Quest Living building and its physical plant to maintain proper operations of the property. Oversee the general operations of the maintenance department and housekeeping department to ensure that the property is maintained in a safe, clean and comfortable manner. Hire, evaluate, coordinate, motivate, monitor performance, schedule and supervise department staff in accordance with company policy.

Make recommendations to the Executive Director with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions and terminations.

Responsibilities
  • Hire, evaluate, coordinate, motivate, monitor performance, schedule and supervise department staff in accordance with company policy and state law. Make recommendations to the Executive Director with respect to staff evaluations, merit pay increases, reprimands, disciplinary actions and termination.
  • Coordinate maintenance and housekeeping services and activities with other departments.
  • Clean entire common area of the property ensuring buildings and grounds are clean including floors, carpets, walls, ceilings, hallways, stairways and elevators.
  • Complete work on a timely basis, including priority jobs that must be completed within assigned period.
  • Remain on-call 24 hours per day, including evenings and weekends to respond to emergencies.
  • Ensure accurate and timely completion of all maintenance, housekeeping, and laundry tasks, including personal completion if staff call-offs or high volume periods arise.
  • Work within legal scope of local and state codes.
  • Electrical duties: troubleshoot, identify problems and obtain materials to repair electrical difficulties such as switches, receptacles, lighting, resident call systems, laundry and kitchen equipment.
  • Structural duties: plan, order and install cabinets for remodeling, perform carpentry duties such as repairing or replacing sheet rock, plywood and other structural materials, repair resident furniture.
  • Painting duties: plan, order and perform all painting requirements (interior/exterior) of the entire complex, dispose materials properly.
  • Plumbing duties: plan, order and perform minor plumbing repairs including faucets, showers, drains and other plumbing issues.
  • Grounds duties: plan, order and perform grounds related tasks such as lawn maintenance, pruning, fertilizing, maintain pool and spa, perform minor repairs to pool or equipment.
  • HVAC duties: troubleshoot and repair minor HVAC issues such as thermostats, heating elements, filters, circuits, low refrigerant, etc.
  • Participate in property surveys and maintain communications with local fire marshal, building inspector and other authorities.
  • Conduct daily inspection of property’s outside grounds and correct needed items to keep property tour-ready.
  • Supervise safety and fire protection programs, schedule quarterly fire drills and semi-annual disaster drills, act as safety coordinator.
  • Ensure compliance with safety policies and maintain hazardous chemical labels and MSDS sheets.
  • Implement OSHA policies and preventive maintenance program.
  • Maintain cleanliness in apartments, storage areas, laundry, restrooms and public areas.
  • Check maintenance requests daily and coordinate repairs for plumbing, electrical, heating, light bulbs, etc.
  • Maintain scheduled maintenance on HVAC, elevator, fire equipment, sprinkler equipment, generator, landscape, kitchen equipment and emergency pull-cord equipment.
  • Maintain current list of emergency vendors and telephone numbers.
  • Keep maintenance room and tool organization clean.
  • Coordinate repair of walls, floor coverings, doors and wood work in the common areas and assess plumbing and electrical problems.
  • Repair resident’s furniture.
  • Coordinate with Activity Director to ensure community vehicles are maintained and, when directed, drive the community’s vehicles.
  • Coordinate with outside contractors to secure bids and schedule special projects.
  • Track all maintenance procedures and expenditures.
  • Prepare an annual budget request for supplies, equipment, and personnel.
  • Demonstrate mechanical ability to work on equipment such as washers, dryers, refrigeration, heating units, ice machines, minor plumbing, electrical, carpentry and painting.
  • Participate in daily Stand Up meetings for key issues within the department.
  • Ensure compliance with all federal and state regulations concerning the department.
  • Assist in community marketing efforts and host community tours and marketing events.
  • Arrange coverage of job duties during absences through delegation or personal completion.
  • Display tact and friendliness with residents, families, visitors and neighbors.
