Job Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Candidates must have prior high‑rise residential property management experience.
Essential Responsibilities- Complete assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins by completing pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting finished work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying supervision of re‑ordering needs.
- Complete documentation and paperwork in a timely, accurate, and complete fashion so service requests are appropriately recorded and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials, and practicing correct tool and equipment use.
- Comply with safety and risk‑management policies by attending property safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- Periodically inspect work performed by contractors, vendors, and other service providers to verify that work, materials and services meet quality standards, scope, and specifications as required.
- Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
- Rare or regular travel may be required to assist other properties, attend training, and meet other situational needs.
- Work a flexible schedule, including calls during evenings, weekends, and holidays.
- EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by State and Local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, where applicable.
$24.00 – $26.00 per hour.
Additional Compensation- Corporate Positions: may be eligible for quarterly or annual bonus programs based on individual and company performance.
