The Maintenance Supervisor reports to the General Manager and manages the maintenance team while ensuring a safe, well-maintained property.
Key Responsibilities- Supervises and ensures the maintenance of facility and grounds based on company and property objectives.
- Enters occupied apartments to make necessary repairs and cleans up after work.
- Completes resident work orders promptly, ensuring resident satisfaction and compliance with company policies.
- Observes conditions of apartments, reporting unusual circumstances such as pet size/number.
- Maintains all required records, documentation, and daily maintenance paperwork.
- Possesses knowledge of maintenance areas including electrical, plumbing, appliance repairs, carpet and vinyl repair, basic carpentry, painting, and HVAC.
- Available for off-hours callbacks in accordance with scheduling to handle emergencies.
- Services general plumbing and basic electrical needs of the property.
- Inspects facilities and equipment to determine service needs and staffing requirements.
- Picks up trash and maintains general property appearance.
- Ensures the team stays on schedule and maintains clean office and model apartments.
- Makes inventory of tools, equipment, and supplies; orders supplies with approval.
- Maintains secure storage areas, tools, and equipment.
- Observes overall property condition, reporting issues.
- Adheres to property key policy, re‑keys locks as requested.
- Adheres to OSHA safety standards applicable to job performance.
- Replaces burned‑out or broken bulbs and fixtures across units and exterior areas.
- Inspects grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment regularly.
- Familiar with location of power, water, gas valves, clean‑out traps, fire extinguishers, and hydrants.
- Maintains pool and spa if applicable and holds required certifications.
- Implements and supervises inspection program for public areas and resident apartments.
- Communicates regularly with the General Manager on maintenance activities.
- Participates in property improvement and preventive maintenance programs.
- Conducts maintenance department meetings and attends staff meetings.
- Works with the general manager on safety meetings and log maintenance.
- Supervises training on safety equipment and MSDS binder usage.
- Notifies general manager of necessary supplies or parts.
- Responds to corporate staff communications.
- Creates, schedules, and maintains productivity and labor cost goals.
- Solicits bids from contractors and vendors in compliance with company policy.
- Supervises all contracted work on the property, verifies shipments, and maintains quality.
- Safeguards the company’s assets from damage, theft, or diversion.
- Complies with company procedures for turn activities, budgeting, vendor management, cost containment, and staffing.
- Oversees compliance with fair housing and HR policies; communicates changes.
- Performs other duties as assigned.
