Utility Specialist
Under the supervision of the Facility Supervisor, the Utility Specialist is responsible for the overall performance (uptime/downtime/service quality) of facility utilities and the safe operation and maintenance of the incorporated assets (equipment), and life safety devices (sprinkler and fire alarm systems), to meet patient comfort measures and department goals. All work to be performed in accordance with regulatory requirements and department procedures.
Minimum Requirements Education:
High school education or equivalentAssociate degree or two years of Vocational Technical training in mechanical, electrical and plumbing systems.Experience:
Five years full time experience with utilities and asset maintenance in large public setting – healthcare experience preferred.Knowledge, Skills, Abilities:
Demonstrated proficiency in mechanical, electrical and plumbing systemsAbility to work with software applications (BAS, Office Suite, Outlook, etc.)Ability to trouble shoot equipment problems and determine root cause of failuresExhibits good cooperation with management, such as a positive response to applicable improvement issues found in performance reviews or elsewhere; a positive response to instructions or work assignments; a positive approach to improving skills, communications, and productivityAbility to work from ladders and scaffolding and to work overhead and in cramped quartersAbility to communicate and collaborate with other persons within department and with employees from other departmentsAbility to manage priorities and work efforts across shifts and with contractorsDemonstrated initiative and commitment to continuous improvement objectivesAbility to recognize patient and staff surroundings and work in a clean, quiet and respectful mannerLicense/Certification/Registration:
Within one (1) year of hire/transfer, successfully completes The American Society of Healthcare Engineering (ASHE), NFPA-99, "Healthcare Facilities Code", Certificate of Attendance.Within two (2) years of hire/transfer, successfully completes NFPA-101-2012, "Life Safety Code", Certificate of Attendance is completed.Supervision Received:
Receives direct supervision from the Facility Supervisor and general supervision from the Manager of Facilities and Plant Operations.

Responsibilities
Essential Functions:
Monitors utility performance and analyzes trends – develops improvement plans to reduce unscheduled downtimeDevelops comprehensive preventive maintenance program and performs proper maintenance of assets to reduce the potential of utility impairment eventsDevelops comprehensive inventory/spare parts lists to mitigate failure events and to improve efficiency of routine repair/replace eventsDevelops procedures for safety, operation and maintenance of assets and performance monitoring of utilities and Life Safety devices (i.e. sprinkler and fire alarm systems).Reviews and updates drawings, PM elements, logs, status reports and downtime actions for utilities and asset groupsMaintains department records, equipment manuals and utility/asset historiesPerforms alterations, new installations and repairs on asset groups as required – coordinates efforts with contractors when necessaryReads and interprets drawings, operating manuals, schematics and technical specificationsTrouble shoots and repairs mechanical, electrical and plumbing sub-systems when necessaryOperates equipment within utility/asset group as scheduledPerforms other tasks such as but not limited to: snow removal; grounds care; painting; cleaning; etc. when necessaryPerforms all other general maintenance duties that are possible with the equipment available.Non
