Maintenance Supervisor Job Description
The Maintenance Supervisor is essential to the management and operation of our multi‑family housing properties. They will oversee building maintenance and the building maintenance staff, leading by example in providing top‑note service to residents. The ideal candidate will have strong organizational and communication skills, be dependable, self‑motivated, and possess excellent mechanical skills and knowledge of the skilled trades. A positive attitude and a passion for problem‑solving are crucial.
The Maintenance Supervisor reports to the Property Manager.
- Ability to follow directions and to see tasks through to their conclusion
- Strong organizational skills
- Excellent written and verbal communication skills
- High school diploma or equivalent
- 2+ Years of maintenance management experience
- Valid driver’s license with reliable transportation
- Extensive experience with electrical, plumbing, and HVAC systems as well as painting, drywall repairs, and general carpentry; must provide your own basic tools and tool bag
- HVAC EPA 608 Universal Certification
- Lead the maintenance team in general apartment unit and common area maintenance, including appliance, HVAC, electrical, and plumbing installation and repairs (including unclogging toilets), replacing light bulbs, preventative maintenance, and other general maintenance tasks as needed.
- Promptly respond to maintenance service requests in no more than 24 hours.
- Maintain an organized shop and proper replacement part inventory levels.
- Plan apartment turns and lead the maintenance team in preparing vacant apartments for new residents, ensuring quality standards are met throughout each apartment turn.
- Create, plan, schedule, and complete the Preventative Maintenance Program.
- Monitor work performed by outside contractors, ensuring all work is completed within contract/project scope and schedule.
- Ensure all grounds are well‑maintained to guarantee excellent curb appeal; this involves outdoor work in both winter and summer.
- Ensure that the property and site team comply with all company, federal, state, and local safety guidelines.
- Lead the maintenance team in professional interactions with residents, prospective residents, co‑workers, vendors, etc., including wearing the proper uniform provided by the management company.
- Perform fair housing training when required.
- Work on‑call, overtime, weekends, holidays, evenings, and emergency work as required.
- Responsible for property cleanliness, including oversight of janitorial staff, maintaining both interior and exterior building appearance.
- Maintain proper logs, including SDS, boiler temperature, and fire alarm test logs.
- Perform other tasks requested by the property manager.
- Ability to lift up to 50 pounds
- Ability to climb and work on ladders
- Ability to work with arms raised overhead
- Ability to stand/walk for extended periods
- Ability to climb stairs
- Ability to bend at the waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

Salary: $28.00 - $34.00 per hour
