Position: Maintenance Associate / Porter / Janitor - Staten Island

Maintenance Associate

The Maintenance Associate is primarily responsible for ensuring the self-storage facility remains clean, secure, and fully operational. This role performs routine custodial duties, basic facility repairs, groundskeeping, and safety walkthroughs to maintain a welcoming and secure environment for customers.

Facility Cleaning & Custodial Care

  • Mop, sweep, and scrub facility floors; clean exterior and interior glass doors and windows.
  • Buff, strip, and wax floors utilizing commercial floor-buffer machines.
  • Maintain clean and sanitized restrooms, including mopping, cleaning toilets, mirrors, and sinks, and ensuring paper goods and soap supplies are fully stocked.
  • Wipe down unit doors, exterior hallways, and interior storage unit walls to maintain overall facility cleanliness.

Property Maintenance & Groundskeeping

  • Perform regular groundskeeping, including clearing trash, removing weeds, and applying weed killer across exterior yards and parking lots.
  • Perform seasonal snow and ice removal around walkways and driveways using shovels and calcium chloride.
  • Ensure roof drains, gutters, and downspouts remain clear of debris.
  • Check for roof and pipe leaks by regularly examining ceiling tiles and flooring.
  • Perform paint touch-ups and repainting on restrooms, bollards, and building features as needed.
  • Change light bulbs (utilizing ladders as necessary) and replace HVAC air filters on schedule.
  • Assist with minor incidental building repairs and maintain organized logs of completed maintenance tasks.

Security, Safety & Customer Operations

  • Perform routine walkthroughs to ensure all storage unit doors are locked, secure, and undamaged.
  • Cut customer locks as authorized and directed by management.
  • Monitor facility grounds to ensure customers do not leave unwanted items behind; manage garbage removal and dumpsters.
  • Assist the Facility Manager or Customer Service Representative with secure end-of-day building closing procedures, verifying all customers have exited and all exits are locked.
  • Keep adequate inventory of all maintenance, janitorial, and repair supplies.
  • Promptly report major maintenance concerns, structural damage, or safety hazards to management.
  • Perform other duties as assigned.

Qualifications

  • Minimum of 2 years in custodial, building maintenance, or self-storage operations.

Knowledge, Skills & Abilities

  • Self-Motivated:
    Ability to work independently, prioritize tasks, and complete duties within designated time frames.

  • Teamwork:
    Ability to collaborate positively with facility managers and customer service staff.

  • Communication:
    Basic English proficiency to read material safety labels, follow written directions, and understand instructions.

  • Attention to Detail:
    Strong organizational skills and high standards for cleanliness and security.

  • Flexibility:
    Dependable attendance with the ability to work flexible hours, including evenings and weekends as needed.

Physical Demands

  • Medium Work:
    Exerting up to 50 lbs of force occasionally, up to 20 lbs frequently, and up to 10 lbs constantly to move objects. (

    Note:

    Employee is strictly prohibited from helping customers load or unload personal belongings).

  • Movement:
    Constant standing, walking long distances across the facility, reaching, stooping, kneeling, pushing, pulling, lifting, and climbing ladders.

  • Communication & Vision:
    Ability to exchange spoken information clearly, hear normal speaking levels, and maintain visual acuity (with or without correction) to safely operate equipment and inspect work quality.

Work Environment

  • Indoor & Outdoor Exposure:
    Subject to both climate-controlled indoor spaces and extreme outdoor weather conditions (including temperatures below 32°F or above 100°F).

  • Vibration & Hazards:
    Occasional exposure to mechanical vibration and proximity to standard household and janitorial chemicals.

Compensation / Pay Rate (Up to): $17.50 - $17.50
