Maintenance Technician – Responsibilities
  • Assist in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance.
  • Support make-ready process under the supervision of the Maintenance Supervisor and Community Manager.
  • Community Maintenance: regular/daily onsite attendance; respond to resident/management requests and work orders for common areas, buildings, and units; ensure repairs and replacements are completed; assist with scheduling and performance of all maintenance/repair-related turn events; assist in daily exterior upkeep of the community including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and community features daily to identify hazards and ensure safety; maintain preventative maintenance programs to extend asset life and minimize future repairs.
  • Understand and follow Asset policies; maintain organized, stocked maintenance shop following safety standards and OSHA guidelines.
  • Assist Maintenance Supervisor with the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested; monitor inventory of equipment and supplies; maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, and make-ready status.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units; report violations of community rules to the Maintenance Supervisor and/or Community Manager.
  • Participate in on-call emergency at the community; use resources, equipment, and supplies economically; perform additional tasks as requested by Maintenance Supervisor and Community Manager.
  • Customer & Resident Relations: maintain excellent customer service, monitor service request turnaround and responsiveness; project a favorable image of the community and ensure consistency in dealings with residents; enforce community policies delegated by the supervisor.
Education/Experience
  • High School Diploma or Equivalent
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move about to accomplish tasks; climb ladders, stairs, ramps, and work in various environments, including tight and confined spaces; lift and place objects 100+ lbs; operate tools and vehicles; work in outdoor conditions and hazardous chemicals; may work overtime, weekends, and on-call property emergencies.
  • Occasionally remain stationary or stand/sit for extended periods.
License/equipment
  • Must have reliable transportation due to the emergency on-call requirement.

Salary

$21 per hour to $23 per hour
