Position Type:
Part-Time, Non-Exempt
To ensure residents a safe, comfortable, and attractive place to live by always keeping all electrical and mechanical equipment and appliances functional or serviced immediately and making all needed repairs to structures promptly. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.
PRIMARYDUTIES AND RESPONSIBILITIES
- Abides by Fair Housing Laws.
- Preventive Maintenance:
Conduct regular inspections of building systems (HVAC, plumbing, electrical) and equipment to prevent failures. - General Repairs:
Fix minor electrical issues, plumbing, carpentry, door locks, hinges, and painting. - Work Order Fulfillment:
Complete maintenance requests from tenants or management in a timely manner. - Facility Upkeep:
Maintain grounds and common areas, which may include cleaning, trash removal, and landscaping. - Emergency Response:
Address urgent, after-hours maintenance issues as required.
- Technical
Skills:
Proven experience in maintenance, repairs, or a related trade (HVAC, plumbing, electrical). - Tool Proficiency:
Ability to safely use hand and power tools. - Physical Stamina:
Capable of lifting heavy equipment, climbing ladders, and working on feet for extended periods. - Communication:
Ability to work well in a team and communicate clearly with tenants and management.
- Physical activities up to and including walking, bending, stooping, reaching, kneeling, crawling, stretching, climbing stairs or ladders, and standing for periods of time.
- Exposure to inclement weather, noise, dust, heat, and mechanical equipment.
- Exposure to potentially dangerous products and chemicals.
- Heavy lifting.
- Key cutting machine, hand tools, mechanical equipment, electrically powered construction equipment, lawn care equipment, and phone.
- Hours worked will coincide with the hours of operation in the community. This position may be required to respond to after-hours emergency calls; may be placed on a rotating schedule to respond to evening, weekend, and holiday service calls.
