Maintenance Manager
A respected, long-established multifamily owner/operator is seeking a Maintenance Supervisor to lead operations at a 400+ unit conventional apartment community in Northern Virginia. This is an ideal opportunity for an experienced multifamily professional who understands that great maintenance leadership is about planning, organization, and developing people—not just turning wrenches.
This is a 70% administrative, 30% hands‑on leadership role. You'll oversee scheduling, vendor management, budgeting, preventive maintenance, and Yardi administration while coaching and supporting a skilled maintenance team. What You'll Do- Lead the day-to-day maintenance operations for a 400+ unit community
- Manage technician schedules, on‑call rotations, preventive maintenance, and apartment turns
- Oversee vendors, service contracts, purchasing, and inventory
- Prepare and manage maintenance and capital budgets while monitoring expenses
- Utilize Yardi Maintenance IQ, CRM IQ, and Procure to Pay to manage workflows and reporting
- Train, coach, and develop maintenance staff while promoting accountability and customer service
- Coordinate emergency response, life safety programs, seasonal operations, and regulatory compliance
- Perform advanced troubleshooting and assist with complex HVAC, electrical, plumbing, and carpentry repairs as needed
- 5+ years of multifamily property management experience (7–10 years preferred)
- Strong understanding of apartment operations, regardless of whether your background began in maintenance, leasing, or property administration
- Previous leadership or supervisory experience preferred
- Experience managing maintenance budgets and vendor relationships
- Proficiency with Yardi
, particularly Maintenance IQ, CRM IQ, and Procure to Pay, is strongly preferred - Universal EPA/CFC Certification required
- Comfortable managing an older asset with ongoing preventive maintenance and capital planning
