Job ScopeThis position supports the Facility department in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment. The Industrial Maintenance Technician II will be expected to complete service requests for work, assign priorities, delegate to appropriate contractors, and follow up on completion. In particular, the Industrial Maintenance Technician II will be expected to perform routine general maintenance and repairs without guidance from upper‑level Technicians.
Job Responsibilities- Basic understanding of Refrigeration, chillers, cooling loops, high purity water systems, building automation systems, data acquisition system, construction management and facilities management.
- Perform routine tasks such as inspecting, cleaning, and repairing facilities equipment, and performing HVAC system maintenance (belt replacements, filters replacement, motor maintenance, greasing bearings).
- Diagnose and troubleshoot mechanical, electrical, plumbing, and HVAC issues using appropriate tools and testing equipment.
- Perform troubleshooting and repairs on mechanical, electrical, plumbing, HVAC, and other building systems to diagnose and resolve issues.
- Basic understanding of the maintenance of critical systems such as fire alarm systems, emergency generators, and security systems, ensuring compliance with safety and code regulations.
- Conduct preventive maintenance on industrial utility equipment, including calibration, to ensure optimal performance and function of air compressors, vacuum systems, fume hoods, and purified water systems.
- Respond to maintenance requests and emergency repairs promptly to minimize disruptions and downtime.
- Monitor and maintain the inventory of spare parts, tools, and supplies necessary for maintenance and repairs.
- Coordinate with external vendors or contractors for repairs, inspections, or equipment upgrades.
