This position supports the Facility department in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment. The Industrial Maintenance Technician II will be expected to complete service requests, assign priorities, delegate to contractors, and follow up on completion. The role includes performing routine general maintenance and repairs without guidance from upper‑level technicians.
Job Responsibilities- Understand HVAC systems, heating/cooling loops, Building Automation Systems, construction, and facilities operations.
- Perform routine tasks such as inspecting, cleaning, repairing facilities equipment, and conducting HVAC system maintenance (belt replacements, filter replacements, motor maintenance, greasing bearings).
- Operate facilities‑related equipment including heating systems, chillers, pumps, valves, air handlers, rooftop units, and VAVs.
- Diagnose and repair mechanical, electrical, plumbing, HVAC, and other building systems.
- Maintain critical systems such as fire alarms, emergency generators, and security systems, ensuring compliance with safety and code regulations.
- Respond to maintenance requests and emergency repairs promptly to minimize disruptions and downtime.
- Monitor and maintain the inventory of spare parts, tools, and supplies necessary for maintenance and repairs.
- Coordinate with external vendors or contractors for repairs, inspections, or equipment upgrades.
- Maintain accurate records of maintenance activities, including work orders, maintenance logs, and inventory records.
- Identify and report potential safety hazards or maintenance issues that may impact the functionality and safety of the facility.
- Collaborate with other members of the facilities team to develop and implement maintenance plans and strategies.
- Assist with facility‑related projects, renovations, or reconfigurations as needed.
- Stay updated on industry best practices, new technologies, and regulations related to facilities maintenance.
- Serve as part of the on‑call team for after‑hours response.
- Perform preventative maintenance, repairs, and calibrations in accordance with corporate policies and in compliance with GMP and the Dia Sorin Quality Policy.
- Understand and utilize documentation protocols, and accurately complete all documentation on time to result in a product/process history consistent with GMP requirements and the Dia Sorin Quality Policy.
- Perform work safely in accordance with Dia Sorin Environmental, Health, and Safety policies, ensuring personal safety and that of co‑workers.
- Other duties may be assigned based upon departmental or Dia Sorin business needs.
Minimum Requirements
- High School Diploma or GED.
- 2+ years of commercial/industrial building operation, maintenance, and troubleshooting experience.
- Strong troubleshooting and problem‑solving skills.
- Basic knowledge of electricity and use of a multimeter.
- Ability to read and interpret technical manuals, schematics, and blueprints.
- Basic understanding of Building Automation Systems (BAS).
- Experience with building/facility basics: doors, flooring, walls, office furniture, simple plumbing, groundskeeping, lighting, ceiling grids.
- Two‑year vocational education (HVAC, Building Maintenance, Industrial Maintenance and Repair) or equivalent training/certification.
- Intermediate working knowledge of Building Automation Systems (BAS).
- Experience with Environmental Monitoring Systems (EMS) for temperature‑controlled equipment (coolers or freezers) and/or industrial equipment.
- Boiler license or willingness to acquire one (state of MN training and certification).
