Job Scope
This position supports the Facility department in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The Industrial Maintenance Technician II will be expected to complete service requests for work, assign priorities, to delegate to appropriate contractors, and follow up on completion. In particular, the Industrial Maintenance Technician II will be expected to performing routine general maintenance and repairs without guidance from upper-level Technicians.
Job Responsibilities
- Understanding of the following categories: HVAC Systems, heating/cooling loops, Building Automation Systems, construction and facilities operations.
- Perform routine tasks such as inspecting, cleaning, and repairing facilities equipment, and performing HVAC system maintenance (belt replacements, filters replacement, motor maintenance, greasing bearings).
- Operate Facilities related equipment including heating system, chillers, pumps valves, air handlers, rooftops units and VAV's.
- Perform troubleshooting and repairs on mechanical, electrical, plumbing, HVAC, and other building systems to diagnose and resolve issues.
- Basic understanding of the maintenance of critical systems such as fire alarm systems, emergency generators, and security systems, ensuring compliance with safety and code regulations.
- Respond to maintenance requests and emergency repairs promptly to minimize disruptions and downtime.
- Monitor and maintain the inventory of spare parts, tools, and supplies necessary for maintenance and repairs.
- Coordinate with external vendors or contractors for repairs, inspections, or equipment upgrades.
- Maintain accurate records of maintenance activities, including work orders, maintenance logs, and inventory records.
- Identify and report potential safety hazards or maintenance issues that may impact the functionality and safety of the facility.
- Collaborate with other members of the facilities team to develop and implement maintenance plans and strategies.
- Assist with facility-related projects, renovations, or reconfigurations as needed.
- Stay updated on industry best practices, new technologies, and regulations related to facilities maintenance.
- Serve as part of the on-call team for after-hours response.
- Other duties may be assigned based upon departmental or Dia Sorin business needs.
Education, Experience and Qualifications
Minimum Requirements
- High School Diploma or GED
- 2+ years commercial / industrial building operation, maintenance and troubleshooting
- Troubleshooting and problem-solving skills, with the ability to identify and resolve issues efficiently.
- Basic knowledge of electricity and the use of a multimeter
- Ability to read and interpret technical manuals, schematics, and blueprints
- Basic understanding and experience with a Building Automation Systems (BAS)
- Experienced with repairs on building/facility basics: doors, flooring, walls, office furniture, simple plumbing, groundskeeping, lighting, ceiling grids
Preferred Requirements
- Two year vocational (HVAC, Building Maintenance, Industrial Maintenance and Repair) or equivalent education (training and/or certification completed a program or several programs)
- Intermediate working knowledge and experience with a Building Automation Systems (BAS)
- Experience with Environmental Monitoring Systems (EMS) for temperature-controlled equipment (Coolers or Freezers) and/or industrial equipment.
- Boilers license or willing to acquire license (Receive training and pass test with the State of MN)
