Maintenance Supervisor

Fogelman is hiring an experienced Maintenance Supervisor to lead maintenance operations at The Aster Sugar Land, a 240-unit community located in Sugar Land, TX.

The ideal candidate possesses 3+ years of Maintenance Supervisory experience in the multifamily industry, describes themselves as a working supervisor but has also managed a team. Must be proficient in HVAC, Plumbing, Electrical & Appliances, is HVAC & CPO certified, and strong with vendor relations and managing turns for the property. Yardi & Happy Co experience is a plus. A valid Driver’s License is required for the position.

• Maintain and manage maintenance service requests and make-readies; assign work to the service team.
• Order necessary equipment and supplies in accordance with budget.
• Inspect make-readies prior to move-in.
• Maintain property logs such as refrigerant, pool chemical, and mold logs.
• Analyze and resolve escalated maintenance issues.
• Coordinate and schedule outside vendors as needed.
• Participate in on-call rotation and respond to emergency calls as needed.
• Weekend work may be required.
• Adhere to all company policies including safety and Fair Housing.
• Supervise maintenance staff, interview candidates, plan, assign, and direct work; appraise performance, coach, and train employees.
• Other duties as assigned.

• Three years of relevant supervisory experience in property management preferred.
• Five years of maintenance experience preferred.
• HVAC Certification required (Type 1 & 2 or Universal).
• Certified Pool Operator (CPO) may be required.
• Proficient in plumbing, HVAC, electrical and appliance repair.
• Proficient in use of computers and online applications.
• Working knowledge of property systems such as Yardi, Entrata, and Happy Co preferred.
• Working knowledge of Microsoft Office preferred.
• Valid driver’s license and automobile insurance may be required depending on the property.

• Constant walking, standing, and sitting; frequent climbing of stairs; occasional bending, stooping, kneeling, crawling, squatting, pushing/pulling, and reaching above shoulders.
• Frequently lift and/or move up to 50 lbs; occasionally lift and/or move more than 50 lbs.
• Dexterity for grasping, turning, touching, feeling, and reaching.
• Good eyesight and hearing; ability to comprehend and speak.
• Work indoors and outdoors; exposed to outside weather conditions.
• Occasional exposure to moving mechanical parts, high and precarious places, fumes, chemicals, and risk of electrical shock.
• Moderate noise level in the work environment.
