ScheduleMonday – Friday, 8 a.m. – 5 p.m.
LocationMerit Apartments, Sumner, WA
What We Require- Minimum 5 years of previous experience in property management maintenance, building maintenance, or related trade
- Valid driver’s license, reliable vehicle, and auto insurance
- High school diploma or equivalent
- Proven leadership and supervisory skills
- Proficiency in English (reading, writing, understanding, communicating)
- Basic computer skills, including Microsoft Word and Excel, and property tracking software
- Capability to use general office equipment (telephone, fax, printer, copier, key/Handy track system)
- Excellent customer service and interpersonal skills
- Strong organizational and time‑management skills
- Ability to read and comprehend budgets
- Knowledge of federal fair housing laws and local housing provisions
- Ability to maintain confidentiality
- Preferred certifications: EPA Certification (Type I and II), HVAC Certification, CPO (pool), or other state required licenses
- Coordinate day‑to‑day property operations
- Assist the Business Manager with interviewing and hiring maintenance staff
- Direct and supervise daily maintenance activities, including scheduling, task assignment, progress monitoring, and performance review
- Consult with the Business Manager to determine and implement associate performance actions (raises, promotions, discipline, terminations, etc.)
- Schedule, monitor, and perform preventive maintenance and apartment turns
- Lead on‑site maintenance staff and participate in diagnosing and repairing HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance issues
- Respond promptly and professionally to maintenance requests and repairs
- Inspect apartments before and after move‑in and move‑out, and after apartment turns
- Conduct regular property inspections to maintain cleanliness and identify problems
- Ensure swimming pool and fitness areas are inspected daily
- Inspect buildings and grounds for safety and cleanliness, alerting the maintenance team to necessary repairs
- Manage vendor selection, relationships, and contractor work, ensuring quality performance
- Obtain contractor bids and oversee contractor work to completion
- Prepare, execute, and monitor maintenance budget and control expenses
- Purchase maintenance supplies within budget limits
- Review, prepare, and submit property invoices accurately and in accordance with guidelines
- Communicate with the Business Manager regarding overall maintenance function
- Promote excellent customer service to prospective and current tenants, fostering a quality living experience
- Participate in and promote company‑sponsored training programs, ensuring staff attend required training in a timely manner
- Participate in company‑provided training (fair housing, safety, non‑discrimination, harassment prevention)
- Comply with company standards, health and safety rules, and applicable local, state, and federal laws
