Position Summary

Under the supervision of the Senior Facilities Manager, performs a range of unskilled to semi-skilled physical labor to support facility operations and space readiness. Responsibilities include cleaning, repairing, and preparing residential units, office spaces, and other work areas for occupancy or use. This role may involve removing hazardous materials and operating a variety of hand and power tools. Additionally, the position supports renovation, turnover, and improvement projects by ensuring all spaces are clean, functional, and meet established quality standards within designated timelines.

Monday - Friday / 7:00am-3:30pm

Brief Overview Of Major Duties
  • Perform full space turnovers, including cleaning, repairing, and preparing residential units, offices, and common areas for occupancy or use.
  • Complete general repairs such as drywall patching, painting, caulking, and minor carpentry.
  • Assist with installation and replacement of fixtures, including lighting, doors, hardware, cabinetry, and appliances.
  • Support basic plumbing and electrical tasks such as replacing fixtures, clearing minor clogs, and changing outlets or switches.
  • Remove debris, trash, and abandoned materials from areas being refurbished and place in designated locations; ensure proper disposal in accordance with regulations. This may include hazardous waste materials.
  • Relocate appliances to or from areas being refurbished.
  • Remove popcorn ceilings and sand to receive finishes.
  • Laborers can be assigned to any one of the operational departments and work performed is determined by the assignment.
  • Ensure proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Complete daily time sheet detailing location of work and any issues which would impact productivity or safety. Submit to supervisor no later than the start of the next day’s shift.
  • Required to operate/drive a golf cart for the purpose of transporting supplies around campus as needed. This may also include transporting employees, residents and/or guests when needed.
  • Perform other duties as assigned.
Requirements

Required Skills/Abilities:

  • Skilled in performing routine manual labor.
  • Skilled in the use and care of power and hand tools.
  • Must be able to operate painting equipment.
  • Organized, able to multi-task, think creatively and adapt to different situations.
  • Must be able to complete training on computer and/or other devices.
  • Maintain competency in the position and knowledge of trade/industry advances and new technologies.
  • Must be able to effectively communicate in English with all levels of staff, residents, and guests.
Education And Experience
  • Preferably has a high school diploma or GED equivalent.
  • Preferably has one year of experience as a laborer.
Licenses And Certifications
  • Has current and valid Fingerprint clearance card or apply for one within 20 days of hire.
  • Has current, valid driver’s license. Driving record must meet the criteria set forth by Royal Oaks’ insurance carrier.
  • If applicable, has a Certificate of Completion for memory care services training or obtains one within 30 days of hire.
Physical Requirements
  • Is able to carry/lift/push/pull up to 80 pounds.
  • May need to operate a fire extinguisher.
  • Is able to assist in evacuation procedures.
  • Ability to tolerate exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke and/or loud noises.
  • Ability to stand, walk, sit, reach, and bend and is able to stand for long periods of time.
  • Is capable of climbing and working from ladders up to 40 feet.
  • Works alone most of the time.
