Senior Building Services Leader

Under direction of the Facilities Manager, organizes, plans, assigns, and reviews and supervises the work of assigned crews involved in the maintenance and repair of public buildings, furnishings and equipment including custodial maintenance; and performs related duties as required.
Distinguishing Characteristics
The position of Senior Building Services Leader is the first supervisory level in the series. This classification provides supervision to lower-level personnel. This classification differs from the lower-level classification of Facilities Technician III in that the Senior Building Services Leader performs the most difficult and responsible types of duties assigned to classes within the series, including providing direct supervision over assigned personnel.
This is a working leader, with responsibility for in-house and contracted building maintenance services for all City-owned buildings. It is distinguished from the Facilities Manager class which has full supervisory responsibility for administering the activities of the Building Services Division. Senior Building Services Leader is distinguished from the lower-level class of Facilities Technician III by a higher level of technical expertise and supervisory responsibility required.
Essential Job Functions
(May include, but are not limited to, the following):
- Plans, prioritizes, assigns, supervises and reviews the work of crews engaged in routine, semi-skilled and skilled tasks in the construction, repair and maintenance of city buildings, components and equipment.
- Evaluates assigned responsibilities; recommends improvements and modifications.
- Participates in the selection of staff; provides or coordinates staff training; writes performance evaluations; works with employees to correct deficiencies; implements discipline procedures.
- Develops schedules and methods to accomplish assignments ensuring work is completed in a timely and efficient manner.
- Oversees and inspects the work of contractors and vendors in the repair and maintenance of city facilities.
- Performs the most difficult work related to the repair and maintenance of city facilities.
- Prepares specifications and makes recommendations on contracting for building maintenance and repairs and custodial services; monitors, inspects and documents performance of contractors.
- Investigates, responds to and resolves complaints related to custodial and building maintenance services.
- Maintains computerized and other files to use for planning, recordkeeping and scheduling purposes; composes correspondence.
- Meets with representatives of other City departments to plan and coordinate special events and resolve maintenance problems.

Working Conditions
Position requires prolonged sitting, standing, walking on level, uneven and slippery surfaces, reaching, twisting, turning, kneeling, bending, squatting and stooping in the performance of daily activities. The position also requires grasping, repetitive hand movement and fine coordination in using a computer keyboard and certain tools. The position also requires near and far vision when performing tasks such as inspections and repair work, in reading written work related documents and using a computer.
Acute hearing is required when providing phone and personal customer service. The need to lift, drag, carry and push equipment, tools and supplies up to 50 pounds is also required. Additionally, the incumbent may be exposed to mechanical and electrical hazards, loud noise, and inclement weather conditions, such as wet, heat and cold. The nature of the work also requires the incumbent to climb ladders and work from elevated platforms and lifts.

The base salary for this classification includes pay for potentially hazardous duties as listed in the essential job functions.
