Maintenance Manager

We have an immediate need for a full-time Maintenance Manager to join the team at one of United Group's professionally managed multi-family housing communities located in Syracuse, NY. To learn more about the property, please visit Nob Hill Apartments.

Responsibilities:

  • Assesses and prioritizes all work to be performed on assigned site to include maintaining inventory of equipment, tools, and work materials and establishes and completes daily work schedules for maintenance duties and ensures quality of work duties performed.
  • Regularly performs inspections of maintenance work.
  • Supervises all vacant apartment make-ready procedures and ensures productivity of staff through routine inspections.
  • Makes recommendations for supplies, materials, and equipment orders when approved.
  • Evaluates maintenance operations periodically to determine cost efficiency.
  • Notifies Property Manager or Area Manager of all problems and potential issues of concern and maintains working knowledge of all utility sources and supply lines.
  • Completes regular inspections of the assigned property and handles all emergency situations that may arise and communicates all details of the incident to the Property Manager or Area Manager.
  • Assists the Property Manager & Maintenance Supervisor with the scheduling and status of units under renovation.
  • Establishes and maintains preventative maintenance items and consults with the Property Manager in order to maintain the property within the guidelines of the budget.
  • Assist with budget based on scope of work and resource requirements.
  • Holds quarterly meetings with site maintenance staff reviewing safety, organization, training and policy review.
  • Performs annual maintenance inspections and schedules service on all equipment and site-specific property facilities i.e., community areas, garages, pools, playgrounds, fitness centers, maintenance shops. Schedules emergency service as needed.
  • Maintain capital needs of the communities and assist with all capital projects-develop and manage a detailed project schedule and work plan.
  • Provide project updates on a consistent basis to the Property Manager & Area Manager about strategy, adjustments, and progress.
  • Utilize industry best practices, techniques, and standards throughout entire project execution.
  • Manage and negotiate contracts with vendors and suppliers.
  • Enforce all health and safety rules and regulations according to state/federal laws and company protocol.
  • Supervise Maintenance Supervisor, Lead Maintenance Technician, Maintenance Technician(s) and Porter(s).

Physical Expectations + Work Environment

  • Must be able to stand/walk for 8 to 10 hours.
  • Frequent body movements including ability to lift up to 50 pounds, bend, stoop, squat, reach, push, and pull.
  • Ability to work indoors and outdoors during various weather conditions.
  • Frequently may be exposed to outdoor spaces, service areas, or other environments which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspects.
  • Potential exposure to substances such as paints, cleaning agents, chemicals, etc. which may be considered irritants.

Job Overview + Requirements

  • Job Type: Maintenance Manager, Exempt $80,000 per year.
  • Work Hours:

    Full Time;
    Monday - Friday, 8:00am - 5:00pm (evenings and weekends as needed based on emergency maintenance needs)
