Groundskeeper

The Groundskeeper is responsible for the overall upkeep of the landscape and the interior and exterior image of the community. The role is customer‑service driven and requires strong teamwork skills. The position reports to the Maintenance Supervisor and has no direct reports.

• Maintain a clean, professional, and OSHA‑approved work environment.
• Keep the property litter‑free.
• Assist with unit trash outs.
• Deliver notices and report time and attendance.
• Make daily inspections of the community.
• Understand and adhere to the Landmark Properties policies and procedures.
• Provide excellent customer service, anticipating and exceeding residents’ expectations.
• Develop a sense of community among residents and staff.
• Maintain a positive community environment for both residents and associates, encouraging participation in events and activities.
• Assist with the property’s turnover.
• Enforce risk control by communicating and implementing community safety, emergency, and fire evacuation policies; provide emergency response and referral services.
• Document and report behaviors of residents that violate the law or the community lease agreement to the Community Manager.
• Inspect the physical condition of the property and report any problems to the Maintenance Supervisor and Community Manager.

Job duties require frequent lifting or moving of up to 25 pounds, use of hands for handling, reaching, and feeling, and routine walking, stooping, kneeling, crouching, crawling, standing, sitting, climbing, or balancing. Vision requirements include close, distance, peripheral, depth perception, and focus adjustment.

The work environment is typically moderate in noise level; reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. The pay for this position is $17.00 per hour, with potential adjustments based on market factors.
