Summary
The Porter is responsible for maintaining the overall cleanliness, appearance, and safety of the property. This position plays a key role in creating a welcoming and well‑kept environment for residents, guests, and vendors by ensuring common areas, grounds, and facilities are clean and orderly.
Essential Duties and Responsibilities- Maintain cleanliness of property grounds, walkways, and common areas.
- Clean and sanitize laundry rooms, hallways, and other shared spaces as assigned.
- Sweep, mop, and remove debris from building entryways and high‑traffic areas.
- Clean and organize dumpster areas; pick up trash and litter throughout the property.
- Roll out and return trash/recycling bins on designated collection days.
- Perform light maintenance or report maintenance needs to supervisor.
- Assist with seasonal upkeep, such as snow/ice removal or leaf cleanup.
- Respond promptly to requests from management regarding cleanliness and safety concerns.
- Ensure compliance with safety standards and company policies.
- Previous porter, janitorial, or groundskeeping experience preferred but not required.
- Ability to work independently with strong attention to detail.
- Strong communication skills and reliability.
- Ability to lift, push, pull, or carry up to 50 pounds on a regular basis.
- Frequent walking, bending, stooping, and kneeling throughout the workday.
- Ability to climb stairs and access elevated areas as required.
- Extended periods of standing and moving between buildings or grounds.
- Capability to work outdoors year‑round in varying weather conditions (heat, cold, rain, snow).
- Manual dexterity for handling cleaning tools and equipment.
- Visual and auditory ability to identify safety hazards and respond appropriately.
This role requires frequent walking, lifting, bending, and working outdoors in all seasons. The position may involve exposure to cleaning chemicals, odors, and occasional loud noises from equipment.
Compensation and BenefitsThe total compensation package includes eligibility for:
- Discretionary annual bonuses based on company and individual performance
- Monthly commission opportunities related to specific property or portfolio performance
- Monthly cell phone stipend of $55.00
- Auto allowance per pay period in lieu of mileage reimbursement
