Multi‑Site Maintenance Supervisor – Briar stone/Bellamonte, Tacoma, WA

Position Overview- Schedule – Monday - Friday 8:00 AM - 5:00 PM; flexibility to work additional hours may be required to meet company/project needs.
- On‑Site Requirement:
This position requires physical presence at your job location(s) during the scheduled hours. We are unable to consider current residents of the property for this position. - Must live within 30 miles of the property and have reliable transportation. If relocating, relocation must be completed prior to start date.
- Property Information – Briar stone, a 157‑unit garden‑style community built in 1993;
Bellamonte, a 120‑unit garden‑style community built in 1991. - Compensation Package:
- Salary: $82,000 to $85,000 per year *
- Bonus

- 4+ years’ experience in multifamily and/or hotel maintenance within the last 10 years.
- 2+ years’ experience in a maintenance supervisory position, including oversight and management of employees preferred.
- Well‑versed in the unit turn process from start to finish.
- Experience tracking and maintaining inventory.
- Experience in maintaining budget and ordering procedures.
- Ability to assess and perform preventative maintenance and safety hazards on an ongoing basis.
- Experience providing great customer service to residents and/or customers required.
- Prior experience with Capital Improvements preferred.
- HVAC certification preferred. (Applies only for properties servicing HVAC in CA / AZ)
- CPO certification preferred. (Applies only for properties with pools)
- Must be able to provide your own basic hand tools – the company will provide power tools.
- High school diploma or GED required.
- Driver’s license required.
- Demonstrates exceptional attention to detail and organizational abilities.
- Proficient in effective communication and teamwork.
- Maintains a positive outlook and embraces a collaborative team approach.
- Shows responsibility and takes pride in their work.
- Fluent in English, with strong reading, speaking, and writing skills.
- Proficient in Microsoft Office applications, including Excel, Word, and Outlook.
- Supervise the property maintenance department and contracted employees working on‑site.
- Exemplify discretion and sound independent judgment to evaluate quality of work.
- Responsible for purchasing within budget parameters.
- Train and supervise maintenance personnel in the use of equipment and chemicals.
- Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards.
- Paint and clean as needed to ensure timely unit turnover.
- Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris.
- Ensure equipment is serviced on a regular basis to maintain safe operations.
- Be on‑call for emergencies or snow removal.
- Maintain and enforce all company policies and procedures as established in the Operations Manual.
- Must be able to clean units as needed.
