Position: Groundskeeper - The Woodmark

Overview

Position:
Maintenance Associate – Community Maintenance, Woodmark Garden‑style Community, South Tacoma.

Responsibilities
  • Inspects the community throughout the day to remove litter, debris, pet droppings and keep all common areas and amenities neat.
  • Removes trash from vacant apartments before the make‑ready process, transfers trash to dumpster or storage, and cleans storage areas.
  • Completes assigned minor and routine service requests as directed by the Service Supervisor and/or Community Manager, assisting the make‑ready specialist when needed.
  • Changes all locks per policy and ensures pool area gates work per codes and safety standards.
  • Distributes notices and communications to residents as required.
  • Notifies supervisors of hazardous or potentially dangerous situations for residents and staff.
  • Treats residents and others with respect, answers questions, and responds to complaints regarding maintenance services.
  • Participates in safety meetings, completes OSHA and related training, and reports accidents or incidents promptly and accurately.
Required Licenses or Certifications

Valid driver’s license to operate a golf cart on property. Bilingual English/Spanish skills are a plus.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry or maneuver up to 25 pounds independently and up to 50 pounds with assistance. May be required to travel and work a flexible schedule, including evenings, weekends and holidays.

Salary & Compensation

Hourly rate: $22.00 – $23.00. Base salary plus potential bonus programs (quarterly, annual, weekly, monthly as applicable).
