Maintenance Supervisor

The Maintenance Supervisor is responsible for overseeing all maintenance operations for a portfolio of properties in Tacoma. This role ensures the property's building systems, facilities, and equipment are operating at peak efficiency while maintaining high standards of safety, quality, and resident satisfaction. The ideal candidate is hands-on, detail-oriented, and experienced in newer construction building systems.

What you'll do:

  • Oversee all aspects of building maintenance, including work orders, preventive maintenance, and capital projects.
  • Manage and maintain building systems, including HVAC, plumbing, electrical, fire/life safety, elevators, and mechanical systems.
  • Schedule and perform routine inspections, preventive maintenance, and repairs to ensure a safe, clean, and fully operational property.
  • Manage vendor relationships, obtain bids, and oversee contracted services as needed.
  • Ensure all maintenance work complies with safety standards, building codes, and company policies.
  • Maintain accurate records of maintenance activities, inspections, and inventory.
  • Respond promptly to emergency calls and provide after-hours support as needed.
  • Collaborate with property management to plan budgets, capital improvements, and long-term building operations strategy.
  • Provide excellent service and communication to residents and staff.

Qualifications:

  • 3+ years of property maintenance experience, with prior supervisory or lead role experience preferred.
  • Strong knowledge of building systems, newer construction operations, and preventive maintenance practices.
  • Experience with HVAC, electrical, plumbing, and mechanical systems; certifications a plus (EPA, CPO, etc.).
  • Ability to read and interpret technical manuals, schematics, and blueprints.
  • Strong communication, organizational, and problem-solving skills.
  • Proven ability to manage multiple priorities and deadlines.
  • Availability for on-call rotation and emergency response.
