• Assist in all maintenance requests, preventive maintenance, and amenity area maintenance for the apartment community.
• Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
• Respond and resolve emergency maintenance requests after business hours (weeknights, weekends, holidays).
• Prepare vacant apartments to make rent ready.
• Perform preventative maintenance work.
• Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.
• Interact directly with residents.
• Maintain logbooks and databases; enter service requests and status updates into database.
• Assist in monitoring contractors’ work performance.
• Support the Maintenance Manager in meeting budget responsibilities.
• Follow and promote company policies and procedures.
• Make Customer Service a priority.
• If property does not have a housekeeper, perform light cleaning duties such as cleaning models, club houses, leasing office, emptying trash, cleaning grounds and amenity areas, etc.
• Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition.

• Wear a complete clean and neat uniform at all times, including nights and weekends, as required by PAA policy.
• Communicate with residents and prospects in a manner consistent with PAA's standards.
• Read and/or listen to resident requests/complaints.
• Receive resident complaints in a calm, open and professional manner.
• Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
• Deliver newsletters, correspondence, etc. to residents' apartments.
• Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.

• 1-3 Years Maintenance Experience (apartment maintenance experience preferred).
• Troubleshooting and problem‑solving skills.
• Budget or basic business finance helpful.
• Refrigeration certification (type 2 or universal) or obtain within first 90 days of employment.
• Valid driver's license (free from major moving violations) and dependable transportation.

• Must be able to use various hand tools and test equipment.
• Must be able to bend, stoop, and kneel for extended periods of time.
• Must be able to push and pull up to 300 pounds on wheels.
• Must be able to lift up to 50 pounds.
• Must be able to climb ladders of up to 40 feet in height.
• Must be able to use a hand‑truck.

• Move appliances from one apartment unit to another, possibly up to three flights of steps, weight range 75 to well over 300 pounds.
• Move commercial laundry machines weighing 120 to 300 pounds.
• On occasion, move building structure repair materials weighing up to 300 pounds.
• Perform maintenance on special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates) often exceeding 100 pounds.
• Perform resident services or upgrades (install lighting, ceiling fans) requiring ladder use and lifting.

• Expected pay range of $23.00/hour-$25.00/hour. Pay rate in line with skills and experience.
