- Assist in all maintenance requests, preventive maintenance, and amenity area maintenance for the apartment community.
- Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
- Respond and resolve emergency maintenance requests after business hours (weeknights, weekends, holidays).
- Prepare vacant apartments to make rent ready.
- Perform preventative maintenance work.
- Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.
- Interact directly with residents.
- Maintain logbooks and databases; enter service requests and status updates into database.
- Assist in monitoring contractors’ work performance.
- Support the Maintenance Manager in meeting budget responsibilities.
- Follow and promote company policies and procedures.
- Make Customer Service a priority.
- If property does not have a housekeeper, perform light cleaning duties such as cleaning models, club houses, leasing office, emptying trash, cleaning grounds and amenity areas, etc.
- Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition.
- Wear a complete clean and neat uniform at all times, including nights and weekends, as required by PAA policy.
- Communicate with residents and prospects in a manner consistent with PAA's standards.
- Read and/or listen to resident requests/complaints.
- Receive resident complaints in a calm, open and professional manner.
- Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance.
- Deliver newsletters, correspondence, etc. to residents' apartments.
- Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
- 1-3 Years Maintenance Experience (apartment maintenance experience preferred).
- Troubleshooting and problem‑solving skills.
- Budget or basic business finance helpful.
- Refrigeration certification (type 2 or universal) or obtain within first 90 days of employment.
- Valid driver's license (free from major moving violations) and dependable transportation.
- Must be able to use various hand tools and test equipment.
- Must be able to bend, stoop, and kneel for extended periods of time.
- Must be able to push and pull up to 300 pounds on wheels.
- Must be able to lift up to 50 pounds.
- Must be able to climb ladders of up to 40 feet in height.
- Must be able to use a hand‑truck.
Physical Requirements
- Move appliances from one apartment unit to another, possibly up to three flights of steps, weight range 75 to well over 300 pounds.
- Move commercial laundry machines weighing 120 to 300 pounds.
- On occasion, move building structure repair materials weighing up to 300 pounds.
- Perform maintenance on special equipment (exercise equipment, gas grills, golf carts, car washes, amenity areas, security gates) often exceeding 100 pounds.
- Perform resident services or upgrades (install lighting, ceiling fans) requiring ladder use and lifting.
- Expected pay range of $23.00/hour-$25.00/hour. Pay rate in line with skills and experience.
