The Maintenance Assistant supports the Maintenance Department by helping maintain the overall appearance, safety, cleanliness, and functionality of the campus. This position performs routine maintenance tasks, preventative maintenance inspections, grounds upkeep, vehicle cleaning, and assists with basic facility repairs. The Maintenance Assistant will receive on-the-job training during the first several months of employment and will develop skills in facility maintenance, HVAC maintenance, cart maintenance, and campus operations.
This position also serves as a backup for Security when needed.
This position is a full time position and reports directly to the Director of Maintenance.
Responsibilities and Qualifications
Essential Duties and responsibilities
Campus appearance & Grounds maintenance
- Maintain a clean, safe, and professional campus appearance.
- Blow off roofs, sidewalks, parking lots, and roadways.
- Pick up fallen branches, debris, and litter throughout campus.
- Pressure wash buildings, sidewalks, and other campus surfaces as assigned.
- Assist with landscaping support activities and general grounds upkeep.
- Monitor campus areas and report maintenance concerns or safety hazards.
- Perform routine maintenance inspections of buildings, equipment, and campus assets.
- Assist with preventative maintenance programs for facilities and equipment.
- Complete assigned maintenance work orders.
- Identify and report maintenance issues before they become larger problems.
- Maintain accurate inspection and maintenance records.
- Receive training in basic HVAC maintenance procedures.
- Assist with changing filters, cleaning condensers, and performing routine HVAC inspections.
- Receive training in golf cart and utility cart maintenance.
- Assist with battery maintenance, tire inspections, cleaning, and routine service tasks.
- Safely operate maintenance equipment and tools.
- Wash, clean, and maintain campus vehicles.
- Clean vehicle interiors and assist with routine appearance inspections.
- Report on vehicle maintenance needs to supervisor.
- Serve as a backup Security Officer when needed.
- Assist with gate operations and campus monitoring.
- Follow campus security procedures and policies.
- Report suspicious activity, safety concerns, or emergencies to appropriate personnel.
- Follow all safety procedures and department policies.
- Maintain a positive and professional attitude.
- Work effectively with staff, volunteers, residents, and guests.
- Assist with special projects and other duties as assigned.
- Demonstrate a willingness to learn new skills and responsibilities.
Education and Experience
- High school diploma or GED preferred.
- Previous maintenance, landscaping, custodial, security, or related experience is helpful but not required.
- Willingness to learn and be trained in maintenance operations.
- Ability to safely use hand tools and basic maintenance equipment.
- Ability to follow instructions and complete tasks independently.
- Strong attention to detail.
- Good communication and teamwork skills.
- Ability to recognize and report maintenance and safety concerns.
- Dependable, punctual, and self-motivated.
- Ability to lift to 50 pounds regularly.
- Ability to walk, stand, bend, climb ladders, and work outdoors for extended periods.
- Ability to work in Florida heat and varying weather conditions.
- Ability to safely operate maintenance equipment and vehicles.
The following training will be provided during the first several months of employment:
- Campus maintenance procedures
- Preventative maintenance inspections
- Basic HVAC maintenance
- Golf cart and utility cart maintenance
- Vehicle cleaning and care
- Safety procedures and equipment operation
- Security procedures and gate operations
- Work order management and maintenance documentation
- Use of the Fiix Computerized Maintenance Management System (CMMS), including work orders, asset tracking, inspections, and preventative maintenance scheduling
