Job Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

- Complete assigned work orders from resident requests and preventative maintenance, diagnose defects, and make repairs in accordance with policies, procedures, safety standards, and code requirements.
- Perform the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move-out inspection, punch‑list creation, vendor scheduling, obtaining supplies, completing maintenance tasks, and inspecting finished work.
- Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department, tracking inventory usage, returning unused items, and notifying the maintenance supervisor about reorder needs.
- Complete documentation and paperwork accurately and in a timely manner so service requests can be properly documented and tracked.
- Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
- Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.
- Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
- Inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
- Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Flexible schedule includes on‑call evenings, weekends, and holidays.
Required Licenses or Certifications- EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
- All certifications required by state and local jurisdictions (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
Hourly rate: $23.00 – $24.00. Additional compensation may include quarterly/annual bonuses for corporate positions or weekly/monthly/quarterly bonuses for onsite property positions, based on individual and company performance.
