Maintenance Technician
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make‑ready process in a manner consistent with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance:
Regular/daily onsite attendance; respond to resident/management requests and work orders for community common areas, buildings, and units promptly. - Repairs and Replacements:
Ensure all necessary repairs and replacements in common areas and units. - Scheduling & Turn Events:
Assist with scheduling and performance of all maintenance/repair-related turn events. - Exterior Clean Up:
Guide daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas. - Pool Maintenance:
Perform swimming pool maintenance and cleaning, maintaining accurate chemical logs. - Inspections:
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns. - Preventative Maintenance:
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs. - Policy Compliance:
Follow Asset key policy and OSHA guidelines. - Workshop Management:
Maintain a well‑organized and properly stocked maintenance shop, and assist the Maintenance Supervisor in the hazard communications program. - Inventory & Records:
Monitor inventory of equipment and supplies; keep accurate records of service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work‑in‑progress, etc. - Office & Unit Maintenance:
Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit. - Incident Reporting:
Report any violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager. - On‑call Emergency:
Participate in on‑call emergency at community; perform additional tasks as requested. - Customer & Resident Relations:
Manage excellent customer service, monitor service request turnaround, project a favorable image of the community, ensure consistency in dealing with residents, enforce delegated policies.
- High School Diploma or Equivalent.
- Basic computer skills and ability to understand and perform all on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement, ascending and descending ladders, stairs, ramps, and step stools; lifting and moving objects up to 100+ lbs. in all directions.
- Work in overhead positions, tight and confined spaces, flat and uneven terrain, outdoor weather conditions, and hazardous chemicals.
- Ability to work overtime, weekends, night hours on call for emergencies.
- Standing or sitting for prolonged periods.
- Reliable transportation due to emergency on‑call requirement.
Salary Range: $20 per hour to $21 per hour.
This position offers benefits including medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; paid sick days and company holidays. The compensation package may also include commission and performance bonuses, when applicable.
