The Project Technician (also referred to as Painter) performs skilled painting and facility maintenance functions for commercial or industrial buildings. They work independently and with other trades on projects, repairs, maintenance, upgrades, remodeling, and emergency situations.
Responsibilities- Perform daily interior cleaning, including emptying waste receptacles, removing debris and trash, vacuuming and shampooing floors and carpets, dusting and cleaning furniture, cleaning and restocking restrooms, washing walls, polishing, mopping floors, placing mats or runners in inclement weather, cleaning up spills, and cleaning windows and window coverings.
- Conduct exterior building and premises cleaning and basic maintenance, such as cleaning exterior walls, windows, parking lots, structures, walkways, paths, gardens, lawns, outdoor furnishings, pools, fountains, spas, curbs, gutters, exterior hallways, and stairwells.
- Assist with minor maintenance and repair work, including painting, replacing light bulbs and fixtures (interior and exterior), replacing windows, moving furniture and equipment, repairing doors and gates, performing minor landscaping and related upkeep and repairs, and simple plumbing and fixture repairs or replacements.
- Execute other assigned duties as needed, such as gardening and lawn care, inventory control and supply ordering, snow removal (including salting and sanding), and assisting with tenant moves.
- Promptly notify management of spills and emergency situations, need for major and minor building or facility repairs, lights that are out or broken, broken equipment and fixtures, damaged structures, ruptured pipes or plumbing, heating/cooling and ventilation issues, and any other observable safety issues or concerns.
- Properly and safely use and operate related equipment, tools, devices, and chemical or cleaning agents, including mops, vacuums, electric polishing machines, power tools and equipment, and special cleaning solutions to efficiently perform duties while avoiding harm to floors, fixtures, individuals, and oneself.
- Knowledge of safe use of cleaning agents and equipment.
- Willingness to work evenings or weekends (on call) in the case of an emergency.
- Reliability, thoroughness, observance, organization, flexibility, courtesy, and effective listening.
- Team player who understands written or verbal instructions from a designated supervisor.
- Basic mechanical knowledge and ability to practice necessary safety protocols and procedures.
- Some related experience in cleaning, maintenance, or a similar field.
- High School Diploma, GED, or completion of a trade, technical, or vocational school.
- Office environment that uses computers, phones, photocopiers, filing cabinets, and fax machines.
- Regular travel between properties in varying weather conditions.
- May need to travel between floors, climb stairs, and travel outdoors in varying weather.
- Often required to remain standing or sitting for 85% of the time, use hands to operate office machinery, walk, talk, and hear.
- Must be able to travel up to 5% of the time and exert up to 25 pounds occasionally and/or frequently or constantly to lift, carry, push, pull, or move objects.
Compensation: $14.45 – $17.00 per hour, varying by geographic location, experience, and applicable agreements. The company will not pay less than minimum wage.
