Qualifications

  • Use of mathematics and analytical skills to interpret complex drawings, manuals, schematics, and precision measurements (gauges, meters, electrical testers).
  • High School Diploma or GED Equivalent required.
  • Applied trades training or specialized occupation experience in mechanics, electrical systems, HVAC systems, and plumbing.
  • Certified Pool Operator (CPO) certification may be required; EPA certification (Universal or both TypeI and TypeII) mandatory.
  • Proficiency in speaking, reading and writing English.
  • Minimum five years of experience with required techniques, equipment, systems, documentation, and supervisory duties.
Responsibilities
  • Work from policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
  • Interview, select, recommend, hire, train and supervise maintenance department staff; provide safety instruction, equipment training and ensure adherence to safety and quality standards.
  • Provide operational training and technical direction; assist staff in troubleshooting and resolving problems; assign and check work; evaluate performance; provide counseling and coaching; document disciplinary measures as necessary.
  • Monitor attendance, authorize time cards, initiate personnel actions (promotions, transfers, terminations) and maintain harmonious employee‑employer relations.
  • Participate in annual planning, recommend maintenance budgets and capital equipment purchases, respond to inquiries, and document related information.
  • Collaborate with the Community Director to select and negotiate with local vendors and contractors.
  • Establish and adjust preventive maintenance schedules and priorities; assign work based on skill and availability and monitor results.
  • Track service request status in the computer system, close completed orders, investigate and resolve overdue or unresolved items.
  • Maintain up‑to‑date maintenance documentation, including EPA logs, MSDS sheets, smoke detector records, asset inventory, fire, compactor and pool logs; verify repairs meet warranty requirements and contact vendors to resolve gaps.
  • Control inventories of parts, supplies and materials; place orders to keep stock at prescribed levels; store items properly and keep the shop safe and orderly.
  • Monitor move‑in and move‑out inspections; conduct and document inspections; orient new residents; respond to resident questions.
  • Manage general maintenance activities related to service requests, painting, grounds, pool, amenities, clubhouse, apartment houses, housekeeping and preventive maintenance; arrange movement and installation of equipment and furnishings in offices, common and amenity areas.
  • Respond to reports of unusual or escalated repair or maintenance issues; determine repair, material and supply requirements; perform repairs involving mechanical, electrical, plumbing or HVAC systems; decide when outside contractors are needed, negotiate and schedule assignments, and monitor progress.
  • Lead special projects to install or repair items that increase property aesthetics, safety or quality.
  • Maintain property grounds and facilities; resolve safety hazards, property damage or unsightly conditions; report serious problems to management.
  • Prepare periodic or special reports and statistics related to maintenance activities.
  • Provide on‑call duty, night and weekend work commitments.
  • Maintain the community’s curb appeal, prepare apartment homes for new residents and keep occupied apartments in good condition.
  • Transfer knowledge to team members and address resident customer‑service needs through clear and caring communication.
