University Partners is a national student housing owner and operator focused on delivering well‑maintained communities and strong resident experiences. Our maintenance teams at Tempe, AZ play a critical role in supporting occupancy, resident satisfaction, and successful academic‑year transitions.

Position Overview
Maintenance Technicians are responsible for the day‑to‑day maintenance operations of the community, including service requests, unit turns, common area upkeep, and resident support. Depending on the size of the community, Maintenance Technicians may report directly to a Maintenance Supervisor or work alongside an Assistant Maintenance Supervisor, contributing to both routine maintenance and peak‑season readiness.

This role is hands‑on, fast‑paced, and essential to the overall performance and appearance of the property.

Responsibilities
  • Provide excellent service to residents, guests, team members, and vendors while maintaining a professional and resident‑focused approach.
  • Complete routine and non‑routine service requests promptly, with an expectation that standard work orders are addressed within 24 hours, following company standards and supervisor direction.
  • Maintain the cleanliness, safety, and overall appearance of the community, including common areas, grounds, breezeways, models, and vacant units.
  • Support unit make‑ready and turn processes, including preparing units according to the turn schedule, installing and changing locks, completing turnkey checklists, and communicating any issues or delays to the Maintenance Supervisor.
  • Assist with vendor coordination during turns and move‑outs, including monitoring progress, identifying quality concerns, and reporting adherence to schedules.
  • Conduct daily inspections of common areas and grounds to proactively identify maintenance issues, safety concerns, or cleanliness needs.
  • Participate in key change‑outs, move‑in readiness, and final unit checks prior to resident arrival.
  • Support pool maintenance, including daily chemical logging and compliance with local codes, when applicable.
  • Maintain an organized and compliant maintenance shop, including proper handling of tools, supplies, MSDS/OSHA/EPA documentation, and inventory tracking.
  • Provide on‑call coverage during evenings, weekends, and holidays as scheduled, including responding to after‑hours maintenance emergencies.
  • Assist with preventative maintenance tasks, safety inspections, filter changes, and quarterly unit inspections as directed.
  • Work collaboratively with the on‑site team to ensure smooth operations during peak leasing, move‑in, and turn seasons.
Qualifications & Experience
  • Must have knowledge of electrical, plumbing, HVAC, and basic construction, with the ability to troubleshoot and complete repairs independently or with guidance.
  • Valid driver’s license and proof of insurance required.
  • Physically able to perform the essential functions of the role, including lifting, climbing ladders, working in confined spaces, and exposure to weather, chemicals, and mechanical equipment.
  • High school diploma or GED required; relevant certifications or licenses (including HVAC, where required) are a plus.
  • Confirmed availability to work extended hours during peak summer turn season, including early mornings, evenings, weekends, and overtime as needed to meet operational deadlines.
  • Must have own basic maintenance tools.

    Previous experience in student housing, multifamily, hospitality, or a similar high‑volume residential environment strongly preferred.
  • Demonstrated understanding of summer turn operations, including tight timelines, high unit volume, vendor coordination, and move‑in readiness expectations.
  • Strong customer service mindset with the ability to interact professionally with residents, parents, vendors, and teammates in a fast‑paced environment.
  • Ability to follow written and verbal instructions, complete basic documentation, and communicate issues clearly to supervisors.
Work Environment

This position requires work in indoor and outdoor environments, including mechanical rooms, rooftops, common areas, and residential units. Exposure to varying weather conditions, noise, electrical systems, and cleaning or maintenance chemicals is expected.
