Position SummaryRichmark Properties is currently seeking an experienced and dependable Lead Maintenance Technician to oversee all aspects of maintenance operations at an apartment community. This position plays a critical role in maintaining property standards, ensuring resident satisfaction, and managing maintenance-related budgets and schedules.
Key Responsibilities- Oversee daily maintenance operations, including work orders, repairs, and unit make-readies
- Order and track maintenance parts and supplies, ensuring expenses stay within budget
- Maintain and service pool equipment (pool certification required)
- Schedule and manage vendor services as needed
- Ensure compliance with federal Fair Housing laws and all applicable local regulations
- Provide leadership and training for maintenance staff
- Respond to after-hours maintenance emergencies as part of on-call rotation
- EPA Universal or Type II HVAC Certification (Required)
- Strong working knowledge of HVAC systems, electrical, plumbing, and general property maintenance (Required)
- Minimum of 2 years' experience as a Lead Maintenance Technician or Assistant Lead
- High school diploma or equivalent (Preferred)
- Must pass background screening and possess a valid driver’s license
- Reliable transportation and availability for after-hours/on‑call duties required
- On‑Call Rotation Required
- Weekend Availability Required
