Position OverviewThe Maintenance Supervisor is a key member of our maintenance team and plays a crucial role in overseeing maintenance operations, conducting repairs, and ensuring properties are well-maintained. This position requires strong technical skills, leadership abilities, and a commitment to maintaining properties to the highest standards.
Duties and Responsibilities Team Leadership- Supervise and lead a team of maintenance technicians, providing guidance, training, and support.
- Delegate maintenance tasks, prioritize work orders, and ensure the efficient use of resources.
- Conduct routine maintenance and repairs, including plumbing, electrical, HVAC, and general maintenance tasks.
- Troubleshoot and diagnose maintenance issues, ensuring timely resolution.
- Maintain an organized inventory of maintenance supplies, tools, and equipment.
- Monitor and order supplies as needed to support maintenance operations.
- Coordinate and supervise work performed by third-party vendors and contractors, ensuring quality and compliance with agreements.
- Manage vendor relationships and procurement of services and supplies.
- Be available to respond to maintenance emergencies on a rotating on-call basis, ensuring the safety and comfort of residents.
- Coordinate emergency maintenance and repairs as needed.
- Ensure compliance with safety regulations, local codes, and company policies.
- Conduct regular safety inspections and address any safety concerns promptly.
- Maintain accurate records of maintenance activities, work orders, inventory, and safety inspections.
- Prepare and submit regular reports on maintenance operations as required.

Education and/or Experience- Previous experience in maintenance, property management, or a related field preferred.
- Basic knowledge of plumbing, electrical, and general maintenance tasks.
- HVAC and EPO Preferred.
- Strong problem-solving skills and attention to detail.
- Ability to work independently and efficiently.
- Excellent organizational and time management skills.
While performing the duties of this job, the employee is occasionally required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl and talk or hear. This position requires working both indoors and outdoors in various weather conditions. The noise level in the work environment is usually moderate.
