Director of Facilities & Maintenance

Bolt Farm Treehouse | Whitwell, TN (scaling to iconic romantic retreats nationwide)

Full-time | On-site | Leadership role in a 24/7 luxury wellness environment

OTE: $105k–$150k+

Read This First

If you’ve walked into a maintenance operation and immediately thought:

“Why is everything reactive instead of planned?”

“Why do the same failures keep happening?”

“Why are we overspending because no one plans ahead?”

…and you’ve built calmer, preventive systems that actually stick—this role was engineered for you.

You do need planning discipline, root-cause obsession, and zero tolerance for inefficiency—whether that came from facilities ops, construction supervision, manufacturing plants, healthcare, or military/aviation environments.

The Opportunity

BOLT FARM is America’s premier elevated wellness retreat brand, delivering romantic, transformational experiences in extraordinary natural settings.

With 3,000+ five-star reviews
, 1M+ followers
, and features from Forbes, Travel + Leisure, and Netflix
, Bolt Farm operates where architecture, nature, and precision intersect.

Maintenance should not be firefighting.

It is the quiet guardian of the guest experience, the asset, and the brand’s ability to scale
.

This role exists to replace chaos with planning—and heroics with systems.

The Role

You architect and run a preventive, predictable facilities operation
.

Your mandate is simple:

kill repeat failures at the root

control spend through foresight & masterful planning

keep the property guest-ready without drama

If something breaks twice, that’s a systems failure.

If work closes sloppy, it reopens.

If spending creeps, you shut it down.

Guests should never feel maintenance.

The team should never feel disorganized.

What You Own

You own facilities and maintenance performance end-to-end.

You design and maintain a preventive maintenance system across all villas, infrastructure, and grounds.

You plan work weeks ahead instead of reacting daily.

You enforce QA/QC on every job—nothing closes without inspection.

You manage parts, tools, and inventory with discipline and visibility.

You eliminate repeat issues through structured root-cause analysis.

Flat hourly output is not acceptable here. Performance matters.

How You’ll Win

You replace emergencies with calendars.

You standardize fixes so quality is consistent.

You inspect relentlessly—standards are enforced, not suggested.

You use dashboards and task management systems to stay ahead, not reactive.

You partner cross-functionally to scale without breaking margin or quality.

Your success shows up as fewer calls, fewer surprises, lower costs, and calmer days
.

Performance Metrics

Preventive Maintenance Completion: ≥95% of scheduled tasks completed on time

Planned Work Completion Rate (On-Time, QA-Passed): % of maintenance tasks completed by the scheduled due date and closed only after QA/QC sign-off

Maintenance Spend vs Budget: Controlled through planning, not deferral

All guest complaints related to maintenance are remedied within 72 hours.

(Fail = $0 bonus that month)

One-Line Summary

You are paid to prevent failures, eliminate repeat problems, control spend, and keep the property guest-ready—without chaos.

Compensation

Base Pay: $105,000 per year (paid bi-weekly)

Performance Pay: up to $3,750/mo, paid monthly ($45,000 per year
)

No subjective bonuses. No self-reporting.

You’ll help build a facilities model that scales cleanly across properties—without heroics.

Who Crushes This

This role is for planners and system builders
, not firefighters.

You’ll thrive if you:

think preventive, not reactive

hate rework and recurring issues

plan ahead for calm execution

enforce quality through inspection and standards

take pride in invisible excellence

Common winning backgrounds:

Facilities Ops Leaders
· Preventive Maintenance Managers
· Chief Engineers
· Manufacturing or Plant Maintenance
· Military or Aviation Maintenance Planning.

This role is not for:

“fix it when it breaks” operators

leaders who avoid inspection or accountability

90-Day Plan

Days 1–30:

Audit assets, failure patterns, inventory, and workflows. Establish PM baselines.

Days 31–60:

Roll out preventive schedules, QA checks, and spend controls. Reduce emergencies.

Days 61–90:

Eliminate top repeat issues and deliver a multi-property facilities scale roadmap.

Apply

Please include a brief note answering:

“What recurring maintenance problem did you eliminate permanently—and how?”

If prevention, planning, and pride in clean systems excite you more than adrenaline, this is your operation to perfect.
