The RoleYou architect and run a preventive, predictable facilities operation
.
Your mandate is simple:
kill repeat failures at the root
control spend through foresight & masterful planning
keep the property guest-ready without drama
If something breaks twice, that’s a systems failure.
If work closes sloppy, it reopens.
If spending creeps, you shut it down.
Guests should never feel maintenance.
The team should never feel disorganized.
What You OwnYou own facilities and maintenance performance end-to-end.
You design and maintain a preventive maintenance system across all villas, infrastructure, and grounds.
You plan work weeks ahead instead of reacting daily.
You enforce QA/QC on every job—nothing closes without inspection.
You manage parts, tools, and inventory with discipline and visibility.
You eliminate repeat issues through structured root-cause analysis.
Flat hourly output is not acceptable here. Performance matters.

You standardize fixes so quality is consistent.

Preventive Maintenance Completion: ≥95% of scheduled tasks completed on time
Planned Work Completion Rate (On-Time, QA-Passed): % of maintenance tasks completed by the scheduled due date and closed only after QA/QC sign-off
Maintenance Spend vs Budget: Controlled through planning, not deferral
All guest complaints related to maintenance are remedied within 72 hours.

Roll out preventive schedules, QA checks, and spend controls. Reduce emergencies.

Eliminate top repeat issues and deliver a multi-property facilities scale roadmap.
