Self Storage Site Manager – Affordable Storage Guys

What You’ll Handle

The Self Storage Site Manager (contract/1099) helps keep our Mountain City, TN storage facility clean, secure, and customer-ready. This role exists to ensure the property is consistently maintained and that issues are documented and communicated quickly. All work must be preauthorized in writing.

Key responsibilities include routine site checks (minimum twice weekly), sweeping and trash removal, basic onsite customer assistance, reporting damage/break‑ins/suspicious activity, and completing a weekly walkthrough using the Web Self Storage  (WSS) mobile tool. You’ll also prep vacant units (photos before/after, cleaning, pest treatment, bait packs, new lock placed inside, tagging and latch photos), overlock past‑due units as directed monthly, and record/submit lock numbers through WSS.

You’ll plan your visits around a schedule that can vary week to week, arriving with a checklist and your phone ready to document what you see. After a quick walk of the grounds, you’ll capture photos in WSS, note anything that looks off, and send timely updates to the Director of Property Management.

Some visits are quiet: you move through buildings, confirm everything looks orderly, and wrap up efficiently. Other days you’ll spend more time taking before‑and‑after photos for a unit turn, making sure numbers are visible, and confirming your documentation is complete before you leave. If you spot a concern—like damage, a security issue, or an incorrect unit status—you flag it right away so it can be addressed without delay.
