Maintenance Supervisor
This is very responsible technical, administrative and supervisory work involving the coordination of all maintenance activities for the Morgan County Board of Education. Activities associated with the job include responsibility for compliance with all plans and specifications for various construction and remodeling projects, establishing short and long term maintenance priorities including the implementation of appropriate timetables, requisition and acquisition of materials and supplies, coordination of work crews and inspection of work in progress.
Additional activities include oversight of the routine maintenance and repair of all county owned school facilities, supervising the daily housekeeping and cleaning of buildings, overseeing the activities of Maintenance Technicians and ensuring compliance with all budgetary goals and objectives.
Job responsibilities require extensive knowledge and experience in the maintenance and construction trades, thorough experience supervising and directing the activities of maintenance staff, thorough knowledge of safety precautions required for maintenance and construction activities, experience developing and maintaining operational budgets and strong interpersonal, organizational and decision making skills. Job performance is evaluated by the Director of Schools through review of the quality and timeliness of maintenance, construction and remodeling activities, knowledge of construction and maintenance trades required on the job, ability to effectively supervise maintenance staff, organizational, interpersonal and decision making skills and adherence with established budgets and operating guidelines.
Illustrative Examples of Work:
- Plans and coordinates the routine maintenance and repair of all county owned school facilities and grounds including heat and air systems, plumbing and electrical systems and grounds maintenance activities.
- Interprets and evaluates remodeling and new construction plans and specifications; reviews and recommends changes as necessary.
- Inspects work in progress to ensure compliance with established plans, deadlines and specifications.
- Supervises the activities of the maintenance staff to ensure quality craftsmanship and the timely completion of assignments.
- Coordinates the activities of general contractors and sub-contractors to ensure the timely completion of work.
- Assists with the coordination of special events and activities and ensures that all county owned facilities are properly cleaned, opened and secured in a timely manner, required staff are present, etc.
- Maintains as built drawings and other records and makes reports during and upon completion of projects.
- Determines and prioritizes preventive and routine maintenance activities in accordance with existing plans and schedules.
- Ensures the proper maintenance and inspection of security systems and addresses repair needs in a timely manner.
- Oversees the requisition, storage and distribution of maintenance materials and maintains accurate records of materials and supplies used.
- Interviews the employees of contractors and subcontractors to ensure compliance with Davis-Bacon regulations when necessary.
- Ensures the proper use of safety equipment and procedures by maintenance staff and takes corrective action(s) when necessary.
- Supervises the activities of Maintenance Technicians and prioritizes job assignments on a daily basis.
- Maintains daily logs to document construction activities, weather conditions, etc.
- Assists with the preparation of the maintenance budget and attends required informational meetings for local officials.
- Assists with the training of maintenance staff when necessary.
- Responds to emergencies and makes necessary work assignments to address the situation(s).
- Routinely inspects the buildings and grounds of county owned educational facilities and grounds to determine maintenance needs.
- Maintains and ensures the timely repair of county owned and operated traffic lights including school caution lights.
- Makes recommendations regarding the selection, evaluation and discipline of maintenance staff.
- Assists in resolving disputes between vendors, contractors and staff when necessary.
- Reviews and prepares change orders as necessary.
- Performs related work as required.
Necessary Requirements of Work:
Graduation from an accredited high school; extensive knowledge and experience in the maintenance and construction trades including plumbing and electrical systems, carpentry, heating, and air conditioning, etc; ability to efficiently prioritize maintenance needs; considerable experience supervising and directing the activities of maintenance staff and contractors; strong interpersonal, organizational and decision making skills; considerable experience developing and monitoring operation budgets; or an equivalent combination of education and/or experience to provide the following critical knowledge, abilities, and skills:
