Position Summary

The Assistant Service Manager is responsible for the overall maintenance of the assigned property. The Assistant Service Manager will assist with all aspects of apartment maintenance including, but not limited to, HVAC repairs, drywall/sheet rock, appliance repair and maintenance, basic electrical maintenance, plumbing, etc.

What You'll Do
  • Report any observed problems in units or on the property to the Community Manager.
  • Maintain cleanliness of grounds, garbage container areas, hallways, garages, and parking lots; patrol these areas throughout the day; vacuum or blow hallways, parking areas, and breezeways as needed.
  • Assist management/leasing staff with curb appeal using detail model units and display items.
  • Complete assigned maintenance work orders.
  • Maintain and periodically analyze work orders for consistent patterns or long‑term maintenance concerns.
  • Perform routine exterior and interior maintenance directed by the Service Manager, including pressure washing, painting, and upkeep of building systems such as gutters, downspouts, drainage, fire alarm, fire extinguishers, fire sprinklers, signage, laundry centers, playgrounds, and sports courts.
  • Perform HVAC, electrical, plumbing, carpentry, and preventive maintenance tasks as needed or requested.
  • Assist with completing and turning vacant units within 3 business days; report status of all vacant units to the Community Manager and Service Manager.
  • Change locks on vacant unit doors and provide keys; change occupied unit keys as necessary.
  • Serve as on‑call emergency responder on a 7‑day rotating basis; respond to pager calls within 10 minutes.
What You'll Bring
  • High school education or equivalent.
  • EPA Type II Certification or greater (HVAC Certified).
  • At least 3 years of multifamily maintenance experience, preferably involving public contact.
  • Valid driver’s license and current vehicle insurance.
  • Use of personal automobile for local job‑related travel or ability to drive a pickup truck and van.
  • Willingness to assist in other areas such as janitorial, custodial, gardening, painting, etc.
