PrimaryPurpose:
Direct and manage maintenance and district's custodial operations and procedures. Maintain a physical school plant in a condition of operating excellence so that facilities are fully utilized for their intended educational purpose. Provide students with a physical learning environment that is safe, clean, attractive, and functional. Manage maintenance staff, budget for preventative maintenance, and maintain compliance with health and safety regulations.
Qualifications:
Education/Certification: Bachelor's degree preferred
Special Knowledge/
Skills:
- Knowledge of basic principles of construction, school plant maintenance, and custodial operations
- Strong comprehensive technical knowledge of HVAC, electrical, and plumbing systems
- Ability to develop and manage budget
- Ability to supervise, train, and evaluate maintenance and custodial personnel
- Ability to design and execute preventative maintenance programs and long range facility plans
- Ability to coordinate district functions
- Ability to implement policy and procedures
- Ability to interpret data
- Ability to read blueprints and schematics
- Strong organizational, communication, and interpersonal skills
Experience:
- Three years' supervisory experience in maintenance operations
- Five years' experience in maintaining a large plant or building
Responsibilities and Duties:
Building Maintenance and Repair
- Direct and manage custodial and maintenance operations of the district.
- Receive and process work orders for repair and maintenance of buildings and grounds.
- Develop and maintain written departmental procedures for custodial and maintenance operations.
- Prepare plans and specifications for contracted repair work and site improvement for submission to the purchasing department for bids.
- Develop and execute a preventative maintenance program for all areas of maintenance by doing regular checkups, cleaning, and parts replacements ahead of time to prevent equipment from breaking down unexpectedly.
- Develop a long range facility plan for repair and replacements.
- Conduct routine inspections of facilities/equipment to find early signs of wear, damage, leaks, lagging performance, or safety risks.
- Provide emergency response and handle urgent, high-risk failures right away to protect people and to stop major property damage.
- Provide operational support by helping with daily needs, user requests, and general upkeep (basic adjustments to comfort systems)
- Implement federal and state law, State Board of Education rule, and local board policy in the maintenance area.
- Compile, maintain, and file all physical and computerized reports, records, and other documents required in the maintenance area.
- Prepare data necessary to process maintenance payroll.
Budget and Inventory
- Develop, manage, and track annual operating and capital improvement budgets
- Ensure that programs are cost-effective and funds are managed prudently.
- Compile budgets and cost estimates based on documented program/facility needs for equipment updates, repairs, and preventative maintenance.
- Develop and oversee inventory and stock control management programs for equipment and supplies for timely replacements and repairs.
- Initiate purchase orders and bids in accordance with budgetary limitations and district policies.
- Approve and forward invoices and purchase orders for the maintenance department to the accounting department.
- Recommend disposal of obsolete furniture & equipment and purchase replacement equipment when necessary.
Personnel/Team Management
- Create schedules for maintenance staff
- Provide corrective maintenance by assigning work to maintenance personnel and oversee completion in a timely fashion.
- Prepare, review, and revise job descriptions in the maintenance department.
- Evaluate job performance of employees to ensure effectiveness.
- Recruit, train, and supervise maintenance personnel and make sound recommendations about personnel placement, transfer, retention, and dismissal.
Safety
- Maintain safety standards in conformance with federal, state, and insurance regulations and develop a program of preventive safety for the department.
- Ensure that equipment is maintained in operating and optimum condition.
- Perform disaster duty when needed.
- Attend professional growth activities to keep abreast of innovative techniques in maintenance operations.
- Respond to after hours emergencies as needed.
- Other duties as assigned.
Supervisory Responsibilities:
Supervise and evaluate performance of all staff assigned to the maintenance department.
