Description

The Maintenance Utility is responsible for performing general maintenance and repair work throughout guestrooms, public areas, back-of-house areas, and other hotel facilities to maintain a safe, attractive, functional, and well-maintained property. This position performs a variety of tasks related to multiple maintenance trades, including basic carpentry, plumbing, electrical, mechanical, air conditioning, painting, wall covering, masonry, groundskeeping, and general building maintenance.

The Maintenance Utility responds to maintenance needs, completes assigned work orders and preventative maintenance tasks, identifies conditions requiring repair or attention, and supports the Engineering Department in maintaining property standards and guest satisfaction. The position requires practical knowledge of basic maintenance trades, good judgment, attention to detail, and the ability to work independently and as part of a team.

1. Ensure compliance with applicable laws, regulations, hotel policies, procedures, and safety requirements.

2. Provide professional and courteous service by properly listening and responding to guest and team member concerns, questions, and maintenance requests.

3. Promote guest satisfaction by responding promptly and appropriately to maintenance-related concerns and ensuring completed work meets established hotel standards.

4. Perform assigned preventative maintenance and work orders, including replacing ceiling tiles, light bulbs, switches, outlets, filters, hardware, and other fixtures and components.

5. Inspect guestrooms, public areas, back-of-house areas, and other assigned areas to identify items requiring repair, replacement, touch‑up, cleaning, or adjustment.

6. Perform basic repairs involving electrical, plumbing, carpentry, mechanical, painting, wall covering, caulking, grouting, and other general maintenance tasks within the position's training and authorized scope.

7. Use basic hand tools, power tools, equipment, and maintenance materials safely and appropriately.

8. Visually inspect the property and equipment to identify maintenance needs, potential safety hazards, and conditions requiring immediate attention.

9. Maintain accurate logs, work-order documentation, inspection records, and other maintenance‑related records as required.

10. Respond promptly to maintenance complaints and service requests and communicate the status of repairs to the appropriate team members or supervisor.

11. Investigate and respond to guest maintenance concerns and assist in resolving issues in a professional and service‑focused manner.

12. Assist with maintaining the building exterior, grounds, and overall curb appeal, including lawn care, landscaping, painting, snow or ice removal when applicable, and other assigned exterior maintenance tasks.

13. Assist with maintaining hotel equipment, fixtures, furniture, and facilities in good working condition.

14. Identify and report unsafe conditions, defective equipment, property damage, maintenance concerns, or potential security issues through the appropriate chain of command.

15. Work cooperatively with other departments and assist co‑workers with job duties when needed to support hotel operations and guest service.

16. Maintain effective communication with the Engineering Manager and other hotel leadership regarding completed work, outstanding repairs, equipment concerns, and maintenance priorities.

17. Attend departmental meetings and participate in required maintenance‑related meetings, inspections, and activities.

18. Support the hotel's training needs and participate in required training programs and initiatives.
