Provides hands-on technical leadership and daily field coordination for facilities maintenance activities within Exentec's Technical Facility Management operation. Supports safe, reliable, and efficient operation of facility systems by performing advanced troubleshooting, coordinating work orders, mentoring technicians, and ensuring preventive, predictive, and corrective maintenance tasks are completed to quality, safety, and documentation standards.
Operates in a 24x7 mission-critical semiconductor manufacturing environment supporting production and research operations, where system uptime, safety, compliance, and customer service are essential. The role serves as a working lead and technical resource for the maintenance team, helping prioritize daily work, resolve complex issues, support shift coverage, and upscale risks or resource needs to supervision or management.
Supports maintenance execution across critical facility systems including specialty gas delivery, chemical delivery, UPW, HVAC, process cooling water, exhaust and abatement, electrical distribution, life safety systems, and associated infrastructure.
- Promote Exentec's Incident Free Workplace culture by modeling safe work behaviors and reinforcing compliance with Exentec, client, and regulatory EHS requirements.
- Ensure assigned maintenance work is executed using required LOTO, permit-to-work, confined space, hot work, PPE, and hazardous energy control practices.
- Identify hazards, stop unsafe work when necessary, report near misses or incidents, and support corrective actions and field-level risk mitigation.
- Coordinate daily maintenance activities, assign or validate work priorities, and help ensure timely completion of preventive, predictive, corrective, and customer-requested work orders.
- Provide day-to-day technical guidance to facilities technicians, support shift turnover, and communicate work status, risks, delays, and resource needs to supervisors or management.
- Serve as the first point of escalation for complex or unresolved field issues and support effective coordination with operations, engineering, EHS, vendors, and client representatives.
- Perform advanced troubleshooting, repair, adjustment, calibration, and inspection of assigned facility systems and equipment to maintain safe and reliable operation.
- Support maintenance of HVAC, mechanical, electrical, plumbing, controls, process utility, life safety, and specialty systems within approved scope, procedures, and qualifications.
- Respond to equipment alarms, service interruptions, and urgent repair needs while communicating impacts, actions taken, and follow-up requirements.
- Train, mentor, and coach technicians on safe work practices, technical standards, troubleshooting methods, documentation expectations, and site procedures.
- Verify job readiness, work quality, housekeeping, tool control, and closeout documentation for assigned or supported maintenance activities.
- Support onboarding, skills development, and consistent execution of best practices across shifts, trades, and facilities service areas.
- Use the CMMS to review, update, complete, and document work orders accurately, including labor, materials, failure observations, corrective actions, and follow-up work needs.
- Support PM optimization, equipment history accuracy, spare parts identification, and improvement opportunities that increase reliability, maintainability, and customer satisfaction.
- Assist with inspections, rounds, audits, and asset condition assessments; communicate deficiencies and recommend corrective or preventive actions.
- Coordinate field support for vendors and contractors, verify work readiness, support site safety requirements, and communicate quality or schedule concerns to supervision.
- Support facility startup, commissioning, equipment turnover, and project work by reviewing maintainability, documentation, spare parts, and PM requirements.
- Recommend improvements to work practices, response processes, asset reliability, energy efficiency, housekeeping, and customer service delivery.
