Part-time Maintenance Technician - Alta South Bay

Service Technician – residential maintenance

Location:

Torrance, CA

Hourly pay range: $23.00 – $25.00

Perform technical and mechanical work to maintain physical aspects of the property, ensuring cleanliness, safety, and functionality. Work Monday to Friday and on-call as required.

• Complete work orders from resident requests and preventive maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant units, including pre‑move‑out inspection, punch list creation, scheduling vendors, obtaining supplies, completing maintenance work, and final inspection.
• Manage materials and supplies: track inventory, return unused items, and notify supervisor about re‑ordering needs.
• Document and complete paperwork accurately for service request tracking.
• Assist in grounds, common area, and amenity upkeep: pick up trash, clean, pressure‑wash breezeways and pool areas, paint curbs and signage as needed.
• Support cost‑cutting and expense control by fixing parts when possible and using tools and equipment correctly.

• Comply with safety policies; attend routine safety meetings, complete OSHA and other required training, and report incidents promptly.
• Inspect work performed by contractors and vendors to verify quality and specifications.
• Conduct routine and periodic property inspections to identify safety concerns and communicate needs to management.

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work in all weather conditions. Push, pull, lift up to 25lb independently and 50lb with assistance. Flexible schedule may include evening, weekend, holiday call time. Rare or regular travel may be required.

• EPA certification Types1,II or Universal for refrigerant recycling (applicable to Certified Service Technicians).
• All certifications required by State and Local jurisdictions (applicable to all Service Technicians).
• Valid driver’s license to operate a golf cart on property if applicable.
