Turn HelpThe Turn Help is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventive, routine, and cosmetic maintenance. The role also covers the make‑ready process in line with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance
- Regular/daily onsite attendance required.
- Cleaning, trash removal, and general maintenance of grounds and residential areas, including make‑ready units and common areas.
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
- Ensure all necessary repairs and replacements for community common areas and units.
- Daily cleanup of the exterior of the community, including grounds, breezeways, and all common areas.
- Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs.
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
- Maintain a preventative maintenance program to extend the life of the community while minimizing future repairs.
- Understand and follow Asset key policy.
- Maintain a well‑organized, adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Utilize property resources, equipment, and supplies economically.
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
- Customer & Resident Relations:
Manage excellent customer service and monitor service request turnaround and responsiveness. - Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce policies of the community that the immediate supervisor delegates.
- High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Regularly required to ascend or descend ladders, stairs, scaffolding, ramps, step stools, and the like; communicate with others; repeat motions that may include wrists, hands, and/or fingers; operate machinery and power tools; operate motor vehicles and/or golf carts; assess accuracy, neatness, and thoroughness of assigned work; work overtime, weekends, and night hours (emergencies).
- Frequently required to move self in various positions to accomplish tasks in different environments, including tight and confined spaces; work in overhead position and reach; move between work sites; adjust or move objects up to 100 lbs in all directions; lift and place objects up to 100 lbs; work in outdoor environments such as precipitation and wind; work in small and/or enclosed spaces;
