Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, service requests and unit make‑ready standards are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance‑related issues promptly as outlined in policy while maintaining a professional demeanor.
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Execute proactive preventive maintenance tasks including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator and more.
  • Ensure work‑order system accuracy: verify all orders completed timely to company standards and resident satisfaction.
  • Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and identify issues requiring maintenance, repair or replacement.
  • Oversee and assist with management of property emergencies such as snow, fires, floods, and other inclement weather.
  • Communicate promptly with maintenance supervisor and property manager concerning all maintenance issues.
  • Promote safety and risk management in accordance with local, federal, state and company rules and regulations.
  • Monitor response times for emergency on‑call/after‑hours assignments; participate in on‑call rotation as necessary.
  • Promote customer satisfaction by maintaining high cleanliness and curb appeal, interacting courteously and professionally with residents.
  • Foster a positive, collaborative relationship with residents, other properties and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections ensuring timely completion of quality unit turns.
  • Act as mentor to maintenance team and maintain professional demeanor and appearance at all times.
  • Administer company risk management program.
  • Complete special projects assigned by supervisor or property manager.
  • Solicit suppliers and contractors as needed and monitor compliance with company policy.
  • Work with property manager to ensure team and property are compliant with company, ownership, state and federal policies and standards.
  • Walk property weekly with leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within allotted property budget and provide input on expenses for future budgets.
  • Other duties as assigned by property leadership.
Education & Experience
  • High school diploma or equivalent (required).
  • At least three years of experience in the property management industry or directly related field.
  • Possesses general maintenance and carpentry skills.
Skills & Requirements
  • Valid driver’s license, clean driving record and current auto insurance (required).
  • Ability to read, write and understand English.
  • Ability to use general office equipment such as telephone, fax machine, printer, copier and key track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Basic mathematical skills.
  • Ability to defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Maintain professional appearance and comply with uniform policy.
  • Comply with all safety requirements.
  • Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days (required).
