What You'll DoAs a Maintenance Supervisor, you'll be responsible for maintaining the physical integrity, safety, appearance, and functionality of the apartment community while leading and supporting the maintenance team.
Daily responsibilities include:
- Lead, train, schedule, and support Maintenance Technicians, Porters, and Housekeepers
- Assign maintenance tasks and inspect completed work for quality and accuracy
- Manage resident service requests and prioritize timely completion
- Troubleshoot and perform repairs involving HVAC systems, plumbing, electrical, appliances, fixtures, carpentry, drywall, painting, flooring, and general building maintenance
- Oversee apartment make-ready and turnover maintenance to ensure homes are completed correctly, on budget, and on schedule
- Develop and maintain preventative maintenance schedules for property equipment and systems
- Conduct regular property inspections and immediately address potential safety concerns
- Coordinate emergency maintenance coverage and participate in the on-call/standby rotation
- Maintain accurate records for work orders, preventative maintenance, apartment turns, inspections, inventory, and purchase orders
- Manage maintenance inventory, spare parts, tools, supplies, and materials
- Coordinate vendors, contractors, suppliers, and major mechanical repairs as needed
- Conduct safety meetings and promote a strong safety-first culture
- Maintain compliance with applicable OSHA, EPA, HAZCOM, hazardous-material, and refrigerant requirements
- Conduct and coordinate testing of life-safety systems
- Support grounds, common areas, custodial needs, and other property maintenance responsibilities when necessary
- Partner closely with the Community Director to support overall property operations
We're looking for someone who has:
- High School Diploma, GED, or accredited vocational school certificate
- 3–5 years of apartment maintenance or related maintenance experience
- Minimum 1 year of supervisory experience
- Valid driver's license and current automobile insurance
- In-depth working knowledge of:
- HVAC and air conditioning systems
- Plumbing and domestic water systems
- Electrical systems
- Appliance repair
- Painting and drywall repair
- Basic carpentry
- Flooring, tile, and concrete repairs
- Life-safety systems
- General building and apartment maintenance
- Strong troubleshooting and diagnostic skills
- Ability to prioritize work orders and delegate responsibilities effectively
- Strong leadership, training, and team-development skills
- Knowledge of workplace safety practices and applicable maintenance regulations
- Excellent customer service and communication skills
- Ability to work in varying weather conditions and meet the physical requirements of the position
- Bilingual (Spanish) is a plus but not required
- $45–$50 On-Call Bonus
