JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS

SUMMARY

The Maintenance Supervisor oversees the mechanical and maintenance repair operations of community buildings and systems. Responsibilities include assigning and monitoring work orders, implementing preventative maintenance schedules, and ensuring all work is performed efficiently, thoroughly, and to high-quality standards. This position also involves research and obtaining bids for maintenance equipment, materials, and work, subject to the Property Manager’s approval.

DUTIES AND RESPONSIBILITIES

  • Develop and implement planned maintenance schedules for Property Manager review and approval.
  • Conduct daily physical inspections of the community and routinely inspect the entire property to detect potential issues.
  • Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
  • Remove litter, pet waste, and cigarette butts from the grounds.
  • Maintain cleanliness of key areas, such as the management office, pool area, mailrooms, laundry facilities, and pathways to model units.
  • Organize, schedule, and supervise maintenance staff activities and assign tasks.
  • Maintain the maintenance schedule and ensure all shifts are adequately staffed, including on-call duties.
  • Ensure pools, fountains, and amenity areas are clean and functioning properly.
  • Maintain repair part inventories, manage stock items, and ensure tools and equipment are properly maintained.
  • Perform and oversee routine maintenance and unit turnover tasks.
  • Personally perform or direct major and complex maintenance tasks, providing training and guidance to maintenance staff as needed.
  • Review work orders and prepare monthly maintenance reports.
  • Participate in the renewal process and conduct service follow-up calls with residents to ensure satisfaction.
  • Assist in the performance evaluation of subordinates.
  • Manage and monitor contracted services to ensure quality and safety standards are met.
  • Routinely inspect work to ensure compliance with safety and quality standards.
  • Perform other duties as assigned.
  • Comply with OSHA guidelines.
  • Maintain a professional image and deliver courteous service to residents and customers.
  • Familiarize yourself with the location of power, water, and gas shutoffs, clean-out traps, fire extinguishers, and hydrants.
  • Conduct regular inspections of the property, including buildings, grounds, plumbing, electrical systems, and equipment.

EDUCATIONAL REQUIREMENTS

  • High school diploma or equivalent required; additional education/training is a bonus.
  • Previous experience in the property management industry preferred.
  • Mechanical experience and aptitude in electrical, HVAC, plumbing, and appliance repair at a supervisory level.
  • EPA certification, preferred.
  • CPO certification, preferred.

PHYSICAL REQUIREMENTS

  • Frequent standing, walking, and moving throughout various property areas, including outdoor spaces and uneven surfaces.
  • Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching.
  • Ability to climb stairs, scaffolds, ramps, poles, and ladders, often while carrying tools or equipment.
  • Ability to kneel, crouch, and crawl in confined spaces to perform repairs or inspections.
  • Frequent use of hands for handling tools, equipment, and small objects.
  • Frequent reaching by extending hand(s) or arm(s) in any direction.
  • Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp, turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.
  • Ability to operate standard maintenance tools and equipment safely, including power tools.
