JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS
SUMMARY
The Porter plays a crucial role in maintaining the cleanliness, safety, and overall appearance of the property. The Porter ensures that the community remains an inviting and well-maintained environment for residents, visitors, and staff. This role involves performing a variety of tasks, including cleaning, basic maintenance, and supporting the team with errands and other duties as needed.
DUTIES AND RESPONSIBILITIES
Property Maintenance and Cleanliness
- Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
- Remove litter, pet waste, and cigarette butts from the grounds.
- Maintain cleanliness of key areas, such as the management office, pool area, mailrooms, laundry facilities, and pathways to model units.
- Take out trash from all common areas.
Safety and Compliance
- Observe and report any unsafe conditions or maintenance needs to the appropriate personnel.
- Ensure storage areas are locked and secure when not in use.
General Maintenance Support
- Check and replace exterior lighting as needed.
- If certified, assist with pool cleaning and maintenance.
- Possess a basic understanding of electrical, plumbing, and painting procedures to support minor repairs when necessary.
General Property Knowledge :
- Familiarize yourself with the location of power, water, and gas shutoffs, clean‑out traps, fire extinguishers, and hydrants.
- Conduct regular inspections of the property, including buildings, grounds, plumbing, electrical systems, and equipment.
Team Assistance
- Support staff in property management efforts, including running errands, moving supplies, or delivering items as directed.
- Work collaboratively with team members to ensure efficient property operations.
EDUCATIONAL REQUIREMENTS
- High school diploma or equivalent required; additional education/training is a bonus.
- Previous experience in the property management industry preferred.
PHYSICAL REQUIREMENTS
- Frequent standing, walking, and moving throughout various property areas, including outdoor spaces and uneven surfaces.
- Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching.
- Ability to climb stairs, scaffolds, ramps, poles, and ladders, often while carrying tools or equipment.
- Ability to kneel, crouch, and crawl in confined spaces to perform repairs or inspections.
- Frequent use of hands for handling tools, equipment, and small objects.
- Frequent reaching by extending hand(s) or arm(s) in any direction.
- Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp, turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.
- Ability to operate standard maintenance tools and equipment safely, including power tools.
- Adequate vision for inspecting property conditions, identifying hazards, and reading small print or diagrams (corrective lenses acceptable).
